Boater’s paradise has canal space for multiple yachts

A 10,837-square-foot mansion in Fort Lauderdale with 315 feet of water frontage has plenty of space for a yacht — or two or five — right in your own backyard.

It is listed for $22.95 million.

The home, at 2301 Aqua Vista Blvd., is located in the guard-gated Seven Isles neighborho­od north of Las Olas Boulevard, an upscale community comprised of 315 households situated on finger islands.

“It’s a great neighborho­od,” said Chad Carroll, a real estate agent with Compass Florida in Aventura, who holds the listing.

“It’s right off Las Olas and in close proximity to the beach. There’s easy access to the inlet for boaters.”

The gated Mediterran­ean estate, built in 1980, has seven bedrooms, seven full baths and one half-bath. Interior features include a chef ’s kitchen with Gaggenau and Sub-Zero appliances, a wine room, gas fireplace, custom bar and hidden loft bedroom atop the third-floor tower.

There are pecky cypress accents throughout.

Outside, there is a pool, a new raised seawall, a dock and boat lift. There’s also a detached guest suite.

The mansion sits on a .73-acre point lot with 315 linear feet of frontage on a canal leading to the Intracoast­al Waterway.

“You can park multiple vessels there,” Carroll said. “We’re seeing an increase in yacht owners wanting to dock their vessels at their private residences rather than in a marina, and this property gives somebody the ability to dock their megayacht and/or auxiliary boats or toys right at their property.”

Public records show that the current owners purchased the property in April 1996 for $2 million.

Carroll said they have owned it for many years and that they are seeking “a good return on their investment.”

According to Douglas Elliman Real Estate, the median sales price of a luxury single-family home in Fort Lauderdale (the top 10% of sales) increased by 11.4% year over year in the second quarter of 2022.

That marked the fifth consecutiv­e quarter of annual increases.

However, available inventory rose as well, by 15.9%, the first year-over-year increase in 12 quarters.

Fo r waterfront single-family homes, the median sales price rose by 29.8% between the second quarter of 2021 and second quarter of 2022.
