Hillsboro Beach’s largest penthouse lists for $3.85M

You might be aware that some of the most popular television shows — “Wheel of Fortune,” “Jeopardy!,” “The Oprah Winfrey Show” and “Dr. Phil,” among others — were syndicated by King World Production­s, a company founded in 1964 that was acquired by CBS in 2000. But did you know that the King family was also active in the South Florida real estate industry and developed a condominiu­m project in Hillsboro Beach?

One of the units in that building — Kingsley Arms, at 1073 Hillsboro Mile — recently hit the market. It’s a full-floor, 7,780-squarefoot penthouse that is the largest penthouse in Hillsboro Beach, according to the broker, Douglas Elliman Real Estate.

The residence, built in

1991, has five bedrooms, seven baths, a den, office, home theater, billiards lounge, fitness room and

360-degree views. It also comes with four parking spaces and a deeded private dock on the Intracoast­al Waterway. Interior features include a chef ’s kitchen with top-of-the-line appliances

and soapstone countertop­s and a master wing with a steam shower, two water closets, dual vanities and a Jacuzzi tub. The unit is listed for $3.85 million.

The building, a boutique condominiu­m, only has 13 residences.

“It only has two residences per floor, and the King estate owns the entire top level,” said Rachelle Hirt-Beresh, a director of luxury sales at Douglas Elliman in Boca Raton, who shares the listing with colleagues Marisela Cotilla and Scott Gerow. “It’s a unicorn — to get almost

8,000 square feet on the sand is very difficult, particular­ly at a price of less than

$500 per square foot. It’s a tremendous value in a very strong market.”

Public records show that the recorded owner of the property, Richard C. King, paid $1.5 million for it in July 1994. One of the six King children who inherited King World Production­s in 1972, King passed away in December.
