Don’t list your house for sale on a Tuesday

The calendar might hold the key to selling your home quickly.

The day that a home is listed for sale in South Florida makes a big difference in what happens with it, according to a market analysis from Zillow, an online real estate marketplac­e.

List it on Thursday, and you’re more likely to get above your asking price. List on Sunday, and your house is liable to sell more quickly.

Stay away from Tuesday, because houses listed on Tuesdays sell more slowly, Zillow says.

“Miami is one of those markets where there isn’t one day that fits all the criteria for when to sell a home,” explained Zillow Economic Data Analyst Nicole Bachaud. It isn’t like that everywhere. On a national level, houses listed on a Thursday are more likely to sell faster and get more than the listing price. A house listed on a Saturday or Monday usually takes about seven days longer to sell than a house put on the market on Thursday, according to Zillow, which analyzed listings from September 2020 to May 2021.

Boston and Pittsburgh if listed on Wednesday, but not in San Francisco, where homes sell fastest if listed on Friday.

“A lot of factors play into what works in each local market,” Bachaud said.

For example, Thursday is the best day to get a good price partly because more buyers are beginning to plan their home search for the weekend, she said.

Almost 24% of homes in South Florida are listed on Thursdays and a little over 5% of homes on Sundays, Zillow says.
