A pair of 8-story buildings with 342 apartments on the way at Camino Square
This real-estate feature from the South Florida Sun Sentinel highlights the latest plans for new construction as demand rises for more housing, offices and stores across the region. The location? 171 W. Camino Real in Boca Raton, east of Interstate 95 by the corner of West Camino Real and Dixie Highway.
What’s planned? A massive project designed to upgrade a blighted section of downtown, Camino Square will feature two eight-story buildings with 342 apartments and two parking garages.
Additionally, two one-story buildings with 38,000 square feet of commercial space also will be built on the site. One building will be 22,000 square feet and set aside for one business. The other building will be split into four spaces with units of 3,000 square feet and 4,500 square feet. No tenants have been announced yet for the spaces.
Camino Square, which was first discussed in 2017, received some pushback from residents due to concerns about increased traffic by Dixie Highway, but city officials narrowly approved the project.
What’s being replaced? The project is being built in place of a closed Winn-Dixie. The site also includes a closed shopping plaza that once contained a church, nail spa and an accounting business.
When will project be completed? Construction is well underway on the first phase of development, which includes the two residential buildings. No date has been given on when the residential portion will be finished or when phase two of the project will begin. Representatives from FCI Residential and Kimco Realty did not respond to multiple calls and emails from the South Florida Sun Sentinel regarding
the project.
The Kimco Realty website, however, says the commercial aspect of development is expected to be completed in 2024. All of the commercial space still remains available, according to the website.
Seeing demand: Downtown Boca Raton has been a hotbed for luxury development with more upscale properties on the way. Less than two miles from Camino Square, Royal Palm Residences is constructing three, nine-story towers with 48 luxury condominiums just south of Palmetto Park Road and one block west of the Intracoastal Waterway
One mile east of Camino Square, Alina Residences added more than 120 luxury condominiums in 2021 and is in the process of constructing more than 180 luxury units on 9 acres at 200 SE Mizner Blvd., next to The Boca Raton Golf Club. Less than a mile south of that project, the Mandarin Oriental is building 89 upscale condos and 164 hotel rooms and suites by East Camino Real.
