European-inspired mansion sits on Intracoast­al in Boca

A 15,458-square-foot waterfront mansion in Boca Raton that sits on a half-acre lot with 135 linear feet on the Intracoast­al Waterway is available for sale — and more affordable these days since it recently underwent a $700,000 price reduction.

Currently listed for $14.25 million, the two-story, European-inspired home at 1207 Spanish River Road has five bedrooms, six full and three half-baths.

Built in 2003, it features a marble reception room with a wrought-iron embellishe­d stairway and elevator vestibule, a grand salon with mahogany flooring, formal dining room and marble wet bar connecting the dining room to a gourmet kitchen with a massive center island, profession­al-grade appliances and custom cabinetry.

There’s also a wine cellar, theater, two laundry rooms, a three-car garage and backup generator.

Outside, there’s a pool, waterfall spa, formal gardens, a summer kitchen, dock and spacious waterview loggia with a fireplace and wet bar for entertaini­ng.

“You have gracious entertaini­ng space — a family room, a theater, a huge living room and the outside loggia area — so you don’t feel like you’re on top of each other,” said Joe Liguori, broker/ owner of Premier Estate Properties in Boca Raton, who holds the listing.

“And it’s a light and bright house that’s very well built, with a lot of glass and an indoor/outdoor feel.”

Liguori said that the house is walkable to both the beach and The Boca Raton, a luxury resort formerly known as the Boca Raton Resort & Club.

Public records show the current owners purchased the home in 2015 for $6.6 million.

Liguori said they’re selling now because they’re building a new home elsewhere in Florida.

According to Douglas Elliman Real Estate’s first-quarter 2022 market report, the median sales price for a single-family home in Boca Raton soared by 31.4% between the first quarter of 2021 and first quarter of 2022, rising to a median sales price of $775,000, with listing inventory down 17% due to strong demand.

But the luxury single-family market (the top 10% of sales) tells a different story in Boca, with the median sales price dropping 9.7% over the same period, to $3.8 million, and listing inventory increasing by 5.9% after falling sharply for 12 straight quarters.
