330 luxury apartments coming to Plantation

The location? Pixl Plantation on the corner of U.S. 441 and Sunrise Boulevard in Plantation.

What’s planned? Pixl Plantation, a 330-unit multi-family residentia­l project developed by South Florida based Invesca Developmen­t Group.

Consisting of eight buildings connected to each other, the apartment complex is planning to offer upscale, luxury living to future residents.

Units in the building will consist of a mix of studios, oneand two-bedroom units and lofts.

Amenities for the project include multiple pools, a gym, yoga studio, park and an outdoor theater.

“South Florida itself is a hot market when it comes to sales and rentals,” said Dmitry Kuznetsov, director of business developmen­t and analytics with Invesca Developmen­t Group. “And Pixl is a project for those either moving to the area or looking to relocate and aren’t ready to be homeowners. It really targets the younger demographi­c and young profession­als.”

The developmen­t group is hoping to appeal to young profession­als who may want to move out of the downtown areas of Miami or Fort Lauderdale due to how expensive those areas have gotten.

Pixl is phase two of the developer’s master plan for the parcel of land it’s being built on. Phase one features a collection of what will be a 21-townhome collection called Strata, which is geared toward first-time homebuyers, Kuznetsov noted.

Phase three is still in the works

and hasn’t been announced yet as it’s waiting approval from city officials.

What will the apartments cost?

Prices for the units haven’t been set yet since they won’t be delivered for at least another year.

What’s being replaced? The apartment building is being built on vacant land.

When will constructi­on be finished?

The units are expected to be done by the end of 2023 or early 2024.

Seeing demand: Only about 20 minutes from the downtown area of Fort Lauderdale, Plantation has seen a few major developmen­ts pop up amid growth and increased demand for housing.

“The city itself is transformi­ng rapidly,” noted Kuznetsov.

One such project, a mixed-use complex called Midtown Square, is going to bring over 560 residentia­l units on the former 25-acre site of the American Express Building.

Another project, Shalimar West will have 480 apartments in two five-story towers. That site also will have 86 townhomes developed by PulteGroup.

Not far from that site is Plantation Walk, a $350 million shopping and dining complex under constructi­on. It will include 700 rental apartments, 160,000 square feet of office space and 130,000 square feet of retail and restaurant­s when the project is finished.
