252 rental homes, townhouses rising on old Boca golf course

The location? The 125-acre Nuvo Boca rental community of homes with amenities is being built at 22655 Camino Del Mar, which is west of Military Trail, east of Powerline Road, south of Camino Real, and north of Southwest 18th Street.

What’s planned? The community will ultimately be 252 homes, of those 115 are single-family homes, and 137 townhomes. There will be three acres of amenities which include two outdoor pickleball courts, a basketball court, grilling pavilion, dog park, putting green, a 6,000-square foot swimming pool, yoga lawn, fitness center, firepit hammock area, multipurpo­se fields for kids to kick a ball.

“Like a Four Seasons experience,” said David Abers, the vice president of residentia­l at North American Developmen­t Group.

All homes will only be for rent: “Built to rent has gained a lot of steam around the country,” he said. It appeals to people who “don’t want to deal with taxes, insurance, HOA, maybe there isn’t a house in the market you want to go buy,” and because of interest rates, a mortgage “would be much more than renting for a comparable home.”

Right now, interest rates are hovering around 7%.

Buying an “older product comes with maintenanc­e, liability, insurance, taxes, and you have to be able to find that house which is increasing­ly difficult,” Abers said.

What will the apartments cost? There are two styles of townhomes. The rental price options are $4,000 or $5,500 depending on the size. It’s 1,640 square feet of living space for the smaller option with a one-car garage, and 1,826 square feet for the larger unit with a two-car garage.

There are also multiple options for single-family homes, which start at $5,200 for a three bedroom, up to $8,000 a month for a five bedroom. Homes start at 1,733 square feet and the largest home has 2,707 square feet. All of the single-family houses have two-car garages.

Upgrades include fenced backyards. Homes come with porcelain-planked floors, quartz countertop­s, and soft close cabinets. There’s electric car chargers in the garages that comes with every home, as well as Ring security doorbells.

What’s being replaced? Gone is the Boca Del Mar golf course, which was developed in the 1970s. Its creation is “what kickstarte­d developmen­t in Boca,” Abers said. It operated as a private club, and was bought in 1998 by investors. But the course closed in the early 2000s. As previous land owners looked to the land’s future, some neighbors opposed the notion of new homes.

several building plans through the years, saying the golf course was forever gone and new homes would be a good fit. The first round of constructi­on approvals came in

2014. The North American Developmen­t Group bought the land in

2020.

The old clubhouse for the golf course will become the 3-acre amenity pod.

When will constructi­on be

finished? Already 115 homes are completed, and about 80 of those are now occupied, Abers said. The rest of Nuvo Boca be completed by the end of this year.

Will there be stores? There is no commercial element, but the developer is donating a piece of land to JARC (Jewish Associatio­n for Residentia­l Care), a congregant living facility for adults with developmen­t disabiliti­es. It will be a six-bedroom home and will look like any other single-family house on the block. “We’re excited to partner with them,” he said. “We’re giving them a piece of land, they will be building a home. They’ve fundraised and ready to go.”
