What kind of renovation projects do you steer clients away from?
I would steer them away from projects where the renovation itself starts to cost more than what the neighborhood can bear. You know, you never want to over renovate to the point where you can’t get your money out of it. So whatever we do – and you’ll see this in the season – we’d sit down with our clients and we’d see realistically what they can get for the house once it’s fully renovated if
they had to or ever wanted to sell it to make sure that we’re not over renovating for the neighborhood.
What about the old maxim of buying the worst house in a great neighborhood. Do you see a lot of buyers looking for that as a means of gaining fast equity?
(laughs) Yes, that’s still tried and true. You know, there’s some things that will always make sense ..., which is obviously buy something that has the potential to have
equity in it already. That’s our rule when we were flipping houses. That’s our rule also with clients who are looking for their dream homes.
So what makes it like a disadvantage – and I really want to say this to encourage everybody because I think for home buyers who are out looking right now, many folks are getting very discouraged and they’re seeing bidding wars abound for all the good homes. I say let’s flip it on its head truly and look at it as an opportunity for you to grow your wealth fast. Because if you have the guts (laughs) and you can deal with a few months of renovation, then
there’s a big win on the end.
