Pompano townhome sales launched

D.R. Horton has launched sales at Madison Place, a 108-unit townhome community in Pompano Beach.

The project at 1091 NW 33rd Manor features residences from 1,537 to 1,757 square feet with three bedrooms, 2 baths and a one-car garage. Prices range from $259,900 to $269,900.

More buyers making low downpaymen­t

South Florida saw a first-quarter increase in homes and condominiu­ms bought with low-down-payment loans, a new report shows.

From January through March, 22 percent of all Broward County purchases involved down payments of 3 percent or less, according to RealtyTrac, a foreclosur­e listing firm. In the first quarter of 2014, 20 percent of all Broward homes were bought with low money down.

In Palm Beach County, 20 percent of buyers put little money down, compared with 16 percent a year ago.

“Slowly but surely, first-time homebuyers are coming back into the market,” said Daren Blomquist, a spokesman for RealtyTrac in Irvine, Calif.

Blomquist says buyers are benefiting from new loan programs started by government-run mortgage companies Fannie Mae and Freddie Mac. Lower insurance premiums for Federal Housing Administra­tion also are helping, he said.

Phillips Point office sale brings $245 million

Phillips Point, one of the most prestigiou­s office complexes in Palm Beach County, has sold for $245.5 million.

An affiliate of AEW Capital Management bought the West Palm Beach waterfront asset from a company controlled by Colonnade Properties of New York. Colonnade paid $200 million in 2007.

The 480,000-square-foot Phillips Point at 777 S. Flager Drive is one of a handful of South Florida office properties to trade hands in the past two years amid a rebound in the commercial real estate market.

Lang buys West Palm Beach real estate firm

Boca Raton-based Lang Realty says it has acquired CityStyle Realty in West Palm Beach from The Kolter Group. Terms were not disclosed.

The office at 701 S. Olive Ave. is in the Two City Plaza condominiu­m.

In 2011, Lang bought Villager Realty from The Kolter Group and created Lang Realty of Port St. Lucie.

Kimley-Horn wins magazine’s design award

Kimley-Horn was selected as Southeast Design Firm of the Year by Engineerin­g News-Record.

Based in Cary, N.C., Kimley-Horn’s West Palm Beach regional headquarte­rs is the company’s largest in Florida. ENR, a trade publicatio­n, said Kimley-Horn’s revenue last year in the Carolinas, Georgia and Florida increased 16 percent to more than $173 million.
