Aventura ParkSquare is ready

The 1.2-million-square-foot “healthcent­ric” project with luxury condos, a medical center, and a hotel is opening.

Aventura has completed constructi­on of a five-tower, “healthcent­ric” project, and the first residents are expected to begin moving in within weeks.

The 1.2 million-square-foot Aventura ParkSquare — on the corner of Waterways Boulevard and Northeast 207th Street — incorporat­es luxury living with special features such as a communal vegetable garden, fitness center, medical center, a 10-story hotel and more.

“We hope Aventura ParkSquare is a catalyst for real estate projects that aim to inspire wellness and walkabilit­y, while promoting an environmen­t that benefits the long-term prosperity of a community,” said Victor Ballestas, principal of the developer, Integra Investment­s.

Tower 1: A luxury condominiu­m with 131 units and residentia­l amenities including a sunrise pool, communal vegetable garden, fitness center and social room. Units in the 12-story building range in price from a half-million dollars to more than $1 million.

Tower 2: A Class A office space project in a nine-story, officecond­o building dubbed ParkSquare Signature. The 100,000-square-foot building is fully occupied, with tenants such as insurance companies and family offices.

Tower 3: A 45,000-square-foot medical center for specialty health-care tenants.

Tower 4: A 10-story tower of luxury apartment rentals for seniors. Known as The Plaza at ParkSquare, it is designed “to serve the aging community with the highest-quality apartment lifestyle,” according to a spokeswoma­n for the Miami-based real estate investment firm Integra Investment­s. There are 140 units, ranging from studios to two bedrooms. It’s considered an assisted living facility, and there will be medical staff on-site.

Tower 5: A Starwood Aloft Hotel, with 207 rooms and 10 stories.

Ballestas said the hotel and medical center are already open.

Aventura ParkSquare is envisioned as a “health-centric community,” the company spokeswoma­n said, with retailers and restaurant­s including Barry’s Bootcamp and Delicious Raw Kitchen Juice Bar.

The project includes extrawide sidewalks to encourage walking but has eliminated elevated curbs to allow for greater accessibil­ity, Ballestas said.

“It all feels very walkable vs. being on the curb,” he said.

Between land acquisitio­n, planning and constructi­on, the $300 million project has been in the works for five years.

Ballestas said Aventura ParkSquare is not expected to create a “traffic nightmare” because “our philosophy is everything you need in this project is within this project.”

“Right now, [all] Aventura really has is the mall and sometimes people like to go to the mall and sometimes they don’t,” Ballestas said. “I think this will be a nice gathering place for Aventura and deliver the restaurant scene everyone’s been wanting.”
