More housing planned in Tamarac
The builder of the Central Parc housing development in Tamarac plans another project nearby.
Central Communities says it will build 225 homes on a 33-acre parcel south of Commercial Boulevard and just east of Florida’s Turnpike.
Central paid $7.1 million for the land. It’s zoned for 161 townhomes and 64 single-family homes, though the mix could change, said Michael Nunziata, division president for Central.
The homes are expected to start in the mid-$200,000s, but sales won’t begin until next year, so it’s too early to say what the exact price range will be, he said.
Most new construction in South Florida targets high-end buyers from out of state, but there’s strong demand for new homes within reach of first-time buyers and other middle-income residents, Nunziata said.
“There are not many communities to speak of that can provide a new housing supply to what I call the masses — people
who live and work here,” he said.
Land prices and construction costs are rising, making it difficult for builders to offer homes for the middle class, industry analysts say.
“There’s a real disconnect,” said Anthony Trella, a homebuilding consultant in Deerfield Beach. “We’re in a logjam, and eventually something’s got to give.”
Central’s as-yet unnamed development will have a cabana and pool, a playground and a walking trail. A new park is at the entrance to the community.
The builder, a division of Miami-based 13th Floor Investments, has sold 150 of the 253 single-family homes at Central Parc along the north side of Commercial Boulevard west of the turnpike.
Prices range from the $250,000s to more than $300,000, and residents started moving in this year.
Central expects to launch sales early next year at Central Parc South: a 60-acre tract across the street that will feature 240 single-family homes.
