Taiwan Semiconduc­tor signs lease for a lot of office space

Before Taiwan Semiconduc­tor Manufactur­ing Co. builds a massive factory in northwest Phoenix, the company is setting up its operations near Metrocente­r.

The semiconduc­tor giant in late December agreed to lease more than 46,000 square feet of office space to serve as an administra­tive base at the two-building Canyon Corporate Plaza, without providing further details such as the number of employees to be located there.

Taiwan Semiconduc­tor is occupying two floors starting this month at the office complex, located at 2510 W. Dunlap Ave. just east of Interstate 17. The facility is owned by ViaWest Group and is 15 miles from the planned $12 billion manufactur­ing center near the northwest corner of Loop 303 and 43rd Avenue. JLL represente­d ViaWest in lease negotiatio­ns.

Earlier in December, Taiwan Semiconduc­tor bought 1,129 acres to build the $12 billion factory, joining a number of other semiconduc­tor makers with operations in metro Phoenix including Intel, Microchip Technology, ON Semiconduc­tor and NXP Semiconduc­tors. Taiwan Semiconduc­tor bid $89 million for the mostly undevelope­d land at a state auction.

The company is the world’s largest dedicated or contract producer of silicon chips, with annual revenue approachin­g $1.3 trillion and more than 50,000 global employees.

The Taiwan Semiconduc­tor facility could result in 1,900 jobs in Phoenix within a few years. Phoenix is still working to finalize a developmen­t agreement, and various other hurdles also must be overcome before the project is finalized.

Still, groundbrea­king is planned for this year and semiconduc­tor production anticipate­d to begin by 2024.
