Mixed-use project proposed near Gas South District

Development would include 700 apartments and townhomes.

A developer hopes to place hundreds of apartment units and townhomes and 4,000 square feet of retail space on approximately 40 acres across from the Gas South District in Gwinnett County.

JLB Partners, a Dallas-based developer, plans to construct a mixed-use development with 585 apartment units at 6405 Sugarloaf Parkway, located at the roadway’s corner with Satellite Boulevard. The proposed project also includes 122 townhouses that would be built by Pennsylvania-based Toll Brothers.

JLB Partners filed a rezoning application with the Gwinnett County Planning Department in September, though a county spokesperson said the exact plans are likely to change. The project is currently undergoing a development of regional impact study by Georgia’s Department of Community affairs to determine traffic and infrastructure needs for the project.

The property, currently owned and used by the Georgia Baptist Mission Board, is zoned for residential, office and general business use. County officials won’t decide whether to rezone the property for mixed-use until the study wraps up, the county spokesperson said.

JLB Partners declined to comment on the project, and Toll Brothers did not respond to The Atlanta Journal-constitution’s request for comment.

The Atlanta Business Chronicle reported that the second phase of the development would start after phase one nears completion. JLB Partners would raze the existing property and replace it with new construction during the second phase.

The development, built ver two phases, would include 20,000 square feet of amenity space, including multiple pools, lawns, a courtyard and an existing pond. The luxury townhouses would sell in the high $400,000s.

The project is close to the site of Revel, a 118-acre mixeduse development that promised about 900 apartments, 300,000 squarefeet of retail space and 865,000 square feet of office space. Revel ultimately failed to come to fruition, as the developer behind it pulled out in late 2019.

Home-building giant Toll Brothers has built large developments across metro Atlanta and is working to build more. It recently proposed building more than 700 apartments and townhouses with 20,000 square feet of retail near the Perimeter in the Dekalb city of Chamblee.

Tensions rose in the Gwinnett city of Suwanee earlier this year when Toll Brothers proposed building 263 homes on 132 acres on Settles Bridge Road. The developer postponed its rezoning request, following pushback from residents.
