Effects of higher home prices, rates on affordability detailed

For every $1,000 increase in the nation’s median home price, 127,560 potential buyers are priced out of the market, according to a new study by the National Association of Home Builders.

And every quarter-point increase in mortgage rates pushes about 1 million buyers out of eligibility.

After Texas and California, Ohio has the most prospective buyers (7,341) who would not be able to buy a home if the price rose $1,000. In central Ohio, 1,335 buyers are pushed out the market for each $1,000 price hike.

The home builders association used the report to illustrate how fragile home affordability is for many buyers.
