Mixed-use project eyed near mobile home park
Proposed Dublin development would include apartments, homes, offices, shops
A long-standing mobile home community in Dublin would be joined by hundreds of apartments, homes, offices and shops under a plan from the Columbus development firm Casto.
The company is proposing to surround Ponderosa Mobile Home Estates on the south side of Rings Road with a development called Avery Crossing. The development would occupy 115 acres, including the 24-acre Ponderosa site, on the southwest corner of Rings and Avery Road.
Casto bought the Ponderosa property last year for $6.9 million, along with parcels on the east and west for another $4.4 million.
A Casto proposal submitted to the city of Dublin calls for: 458 apartments in three four-story buildings along the south edge of the property; approximately 40 townhomes; about 90 homes on 50-foot-wide lots with rear alley car access; about two dozen single-family homes on 80-foot “manor” lots; a community center; and two commercial buildings fronting Avery Road that could house “neighborhood supporting retail, professional offices, and potentially apartments above,” according to Casto’s submission to the city.
Developed in the mid-1960s, Ponderosa Estates includes 107 mobile homes for those 55 and up, laid out on lanes named for the old television Western including Cartwright, Hoss, Virginia City and Carson City.
Previous proposals to develop the Ponderosa site over the years were withdrawn or rejected, in part because they called for removing the mobile home park.
A Casto representative said the company did not have more details on its proposal now.
“This is a preliminary step that will allow us to gather feedback from planning staff on our initial development concepts,” the spokesperson said. “The project will maintain the existing Ponderosa Mobile Home Park, a 107space community that offers a unique affordable housing option for the area.”
Casto’s proposal is scheduled to come before the Dublin Planning and Zoning Commission on Oct. 12. Casto is seeking to rezone the property from rural residential to planned development district. jweiker@dispatch.com @Jimweiker
