29-units are planned for Crump Boulevard

A local developer is planning to build an apartment complex at 34 E.H. Crump Blvd., bringing new marketrate housing to an area that has seen little developmen­t in recent years.

Plans call for three, three-story buildings which will house 29 apartment units, two live-work units and 2,700 square feet of ground floor commercial space. The total project cost is estimated at $5.6 million.

Developer James Little is the lead on the project. The design lead is cnct. design.

A Downtown Memphis Commission body approved a 10-year payment-in-lieu-of-tax incentive for the project Tuesday.

“We really look forward to bringing new developmen­t to Crump, which has been primarily underserve­d,” Little said. “We hope that this will activate, to spur new developmen­t throughout the corridor.”

Brett Roler, senior vice president of planning and developmen­t at the DMC, said infill developmen­t was an important part of the overall downtown developmen­t picture.

The project will sit on two vacant lots bordered by E.H Crump Boulevard, Virginia Avenue, Kentucky Street and Florida Street.

“Taking little pieces of land and putting them back into productive use, that’s how you create a strong district,” he said. “This is also on Crump (Boulevard), one of the very important south gateways into the downtown core. And we also think that the small scope project and its large unit sizes make it a unique addition to the product type downtown.”

The apartments are split between one- and two-bedroom units. The complex will have a 28-stall parking lot.

Constructi­on would begin in mid 2023 and take a year, a Center City Revenue Finance Corporatio­n report.
