Whether it’s Super Bowl Sunday or not, bring your “A” game

Today’s Super Bowl is the 57th. Or Super Bowl LVII if you like roman numerals.

This year, the Kansas City Chiefs are playing the Philadelph­ia Eagles. To get here, they had to beat the best teams in their respective conference­s. They had to persevere.

And an injury here, a bounce of the ball there, it might be somebody else playing in the Super Bowl.

Anyway, real estate can be a little bit like a football game.

You think you have one result – sure sale – and then it doesn’t happen. There are moments that are, well, game-changers. Little things that can tilt the conclusion one way or the other.

No doubt, both coaching staffs are preparing for the big game. Because there’s no telling when their teams will get back here. Let’s face it, such opportunit­ies don’t come along every day.

Same in real estate. You must be prepared. Too often, people put their home on the market assuming it’s ready to go – good enough to sell at the price they want just the way it is.

But the local residentia­l market is competitiv­e. One small play, so to speak, can make a difference in selling or watching an interested buyer walk away. And you might see one play make a big difference in this evening’s game.

The Super Bowl, of course, is also known for its commercial­s. There will be many ads promoting cars, trucks, technologi­cal devices and, of course, beer. Some of these ads will hit the mark dead-on, some will strike a glancing blow, and others will whiff.

Remember, it’s not a good commercial if it makes you laugh but you can’t remember the product being sold. So, if were you’re thinking of putting your house on the market and had millions of captive viewers, how would you present your home then?

When you think of it like that, you might want to give the house a fresh coat of paint, do a little landscapin­g, and maybe consult a stager.

And if you’ve had your house on the market but not received much interest, now is the time to give your home a hard look. What do you need to do to be game-ready?

Naturally, your REALTOR® can help you devise a game plan.

Remember, too, you just need one buyer. And your competitio­n is only other houses in your price range and in your general neighborho­od.

Also, nobody in a striped shirt and a whistle dangling from their neck will take a sale away from you by throwing a yellow flag!
