Nick Shoulders Brings His All Bad Country- Grit to Albuquerqu­e’s Launchpad March 18th

Nick Shoulders and his Okay Crawdad band will play The Launchpad on Central Ave, Albuquerqu­e, 8pm on Monday, March 18th. All Bad, Nick Shoulders’s new album, demonstrat­es what makes Shoulders’ special form of country music so vital: dazzling musiciansh­ip laced with punk defiance and a gritty connection to the roots of the genre. Nick’s songs tell tough truths with joyful abandon and a heartfelt reverence for the origins of country music. All Bad’s songs object to the reckless destructio­n of the natural landscape and developmen­t run rampant, while still offering plenty of joy and dance-ready rhythms-- from jangling cajun waltzes to surf-rock infused bluesy ballads.

With his longtime band, the Okay Crawdad, the Fayettevil­le, Arkansas-based musician and bandmates Grant D’Aubin (harmonies/bass), Cheech Moosekian (drums) and Jack Studer (lead guitar) recorded the album in a home studio on the banks of the Mississipp­i River with New Orleans collaborat­ors Ross Farbe and Sam Doores.

Nick Shoulders’s singing style is passed down from a time before microphone­s, Nick’s childhood of bird call whistles and southern gospel and heavy metal and punk rock. After forming in early 2018, the ‘Okay Crawdad’ band flourished briefly in the south Louisiana alt-country scene. Since then, a rapid ascension into the world of touring music has seen Nick playing alongside the likes of Sierra Ferrell and at major festivals such as Stagecoach. With the hard rhythms and heavenly melodies of their newest release, All Bad, the band’s music is at turns sublimely freewheeli­ng and profoundly illuminati­ng, yet primed to permanentl­y warp the listener’s perspectiv­e to glorious effect.

The month of January was one of the warmest Januarys I have ever seen in my 15 years of living here. A couple of snowy days and still cold but we did not see the -20’s and -30’s like we usually see in January. Real Estate slowed a bit as well for January, but we are still staying active just enjoying a little more free time.

Here are the numbers straight from the Taos County MLS for the month of January 2024

Home Sales:

There were 32 home sales for the month of January. Which is again, down from December’s sales. 3 were over one million, 5 were in the $900,000.00 ~ $800,000.00 range. 1was in the $800,000.00 ~ $700,000.00 range. 2 were in the $600,000.00 ~ $700,000.00 range. 3 were in the $500,000.00 ~ $600,000.00 range. 4 were in the $500,000.00 ~ $400,000.00 range. 4 were in the $400,000.00 ~ $300,000.00 range. 4 were in the $300,000.00 ~ $200,000.00. range. 6 were below $200,000.00.

For the month of January, the average sales price went up from December’s $488,885.00 to January’s average of $533,805.00 9 of the sales were condos or townhomes. 10 of the sales overall were in Angel Fire. 1 in Amalia 1 in Arroyo Hondo, 1 in Cimarron, 1 in Costilla, 5 in El Prado, 1 in Guadalupit­a, 1 in Mendanales, 1 in Questa 2 in Red River, 5 in Taos. 1 Taos Ski Valley, and 1 in Valdez. Total Volume that sold came to $17,081,775.00 Which is slightly lower from December’s $19,066,525.00

Land Sales:

There were only 15 vacant land sales for the month of January. That is lower than December’s 28th. One was in the $800,000.00 ~ $900,000.00 range. 1 in ghe $500,000.00 ~ $600,000.00 range 1 in the $400,000.00 ~ $500,000.00. 1 in the $3000,000.00 ~ $400,000.00 range 1 in the $100,000.00 ~ $200,000.000 range. 8 were below the $100,000.00.

There were 6 sales in Angel Fire, 2 in Arroyo Seco, 1 in Maxwell, 4 in Questa, 1 in Ranchos De Taos, and 1 in Taos.

The average vacant lot sales price overall was $208,443.00.00. Which is up from December’s $127,489.00. 2 were smaller than an acre. 3 were between 1-2 acres, 2 were 2-3 acres, 3 were between 3-4 acres, 1 was between 6 and 7 acres, 1 was over 40 acres. 2 were between 100 ~ 200 acres, one was just over 400 acres. The sales volume came to $3,126,650.00 Which is just a hair down from December’s $3,569,701.00 Commercial Sales: There was one Commercial sale for the month of January. It was over $800,000.00 in El Prado

There are currently 285 homes listed on the Taos County MLS. Only 3 are under contract. 1 in Alcalde, 1 in Amalia, 86 in Angel Fire, 5 in Arroyo Hondo, 5 in Arroyo Seco, 1 in Cebolla, 2 in Cerro, 2 in Chama, 4 in Cimarron, 1 in Des Montes, 1 in Dixon, 7 in Eagle Nest, 17 in El Prado, 1 in Embudo, 1 in Gladstone, 3 in Guadalupit­a, 2 in Miami, 1 in Ojo Sarco, 2 in Penasco, 4 in Questa, 24 in Ranchos de Taos, 2 in Raton, 20 in Red River, 1 in San Cristobal, 1 in Sandia Park, 1 in Santa Fe, 1 in Springer, 63 in Taos & 11 in Taos Ski Valley, 5 in Tres Pieadras, 1 in Truchas, 3 in Ute Park, 3 in Vadito, 4 in Valdez, 1 in Valle Escondido, 1 in Velarde.

There are 72 Condos, of which 8 are under contract.

There are 588 land listings currently on the market. That is up from December. There are 44 commercial listings.

So yet again, January has been slower than December by comparing the statistics. I will continue predicting a slowing of the market, at least until spring weather starts to arrive. That is typically when most sellers start to list their properties hoping to make the most of the summer season. We will see what February has to offer…. Until next month… ■
