Gary Bar­nett’s $4B Man­hat­tan Tower Has $95M Pen­t­house Unit with Pool

Con­struc­tion plans for Gary Bar­nett’s $4 Bil­lion Cen­tral Park Tower were re­leased and one of the most ex­pen­sive units is go­ing for $95 mil­lion and in­cludes an out­door pool, re­ports The Real Deal.

The 100th floor of the most ex­pen­sive res­i­den­tial build­ing ever planned in New York City con­tains some of the most lav­ish ameni­ties in­clud­ing a grand ball­room and a beau­ti­ful view of Cen­tral Park, but it is the un­listed units that con­tain some of the most lux­u­ri­ous plans, says The Real Deal.

Ac­cord­ing to The Real Deal, Cen­tral Park Tower’s Ex­tell De­vel­op­ment fi­nally re­ceived a $900 mil­lion con­struc­tion loan from JPMor­gan Chase for the project at 217 West 57th Street and the of­fer­ing plan that Ex­tell filed with the New York At­tor­ney Gen­eral’s of­fice in­cludes 179 con­do­mini­ums, 20 of which will be priced at $60 mil­lion or above.

The most ex­pen­sive unit, Unit 53, is a four-bed­room, 7,984-square-foot apart­ment and is ask­ing a mere $95 mil­lion, ac­cord­ing to The Real Deal. The apart­ment comes with a 2,000-square-foot ter­race, a pri­vate el­e­va­tor lobby and an out­door pool.

While the cheap­est listed apart­ment in the pricy build­ing is a stu­dio that mea­sures 569 square foot, but is a whop­ping $1.542 mil­lion, or $2,710 per square foot, re­ports The Real Deal

Ac­cord­ing to The Real Deal’s an­a­lysts, the of­fer­ing plan has at least 26 units which are priced over $9,000 per square-foot and that the most lux­u­ri­ous units will have white oak floors as well as ap­pli­ances from Miele

and Sub Zero.

Sim­i­lar to Steve Roth’s 220 Cen­tral Park South, Ex­tell is plan­ning to keep three units at the tower un­listed; these units are all ac­ces­si­ble via pri­vate el­e­va­tors and are enor­mous, re­ports The Real Deal.

Unit 107, a du­plex with seven bed­rooms, spans 11,823 square feet and has a 240-square-foot ter­race, while Unit 127, an eight bed­room du­plex with 10,822 square-feet, has a 713-square­foot pri­vate el­e­va­tor lobby, says The Real Deal.

The ameni­ties for Cen­tral Park Tower will be spread over three floors and will in­clude a grand ball­room, which seats 126, a cigar bar and a pri­vate din­ing room, re­ports The Real Deal.

Ac­cord­ing to The Real Deal, on the 14th floor will be the “Cen­tral Park Club”, which will fea­ture a res­i­dent’s lounge with a screen­ing room, con­fer­ence room, play area tween lounge, and locker rooms, while out­side will have a land­scaped ter­race, ac­cented with lime­stone and tim­ber, a 60-foot pool, cen­tral lawn and two gar­dens. Back in­side on the 16th floor will be a 63-foot in­door pool, ex­er­cise room, spa and a chil­dren’s play­room, re­ports The Real Deal.

At over $4 bil­lion, Cen­tral Park Tower is the prici­est condo de­vel­op­ment ever at­tempted in New York City with a pro­jec­tion of $11 mil­lion in ex­penses within the first year of op­er­a­tions, says The Real Deal.
