Planners approve controversial development site plan in 7-2 vote
Five-story condo complex planned for Nautical Mile
The St. Clair Shores planning commission voted 7-2 to recommend approval for a site plan Tuesday that will add a five-story condominium complex to a 1.4 acre property on the Nautical Mile.
The plan is slated to go before the city council for approval, most likely in April, according to city planner Liz Koto, although the date has not yet been confirmed. The property where the Fair Winds Cove development is slated to be built is located at 24101 Jefferson Avenue between Stephens and Ridgeway streets. The developer was granted a special land use designation last year in order to construct a building taller than two stories.
According to tax records, Jefferson Plaza LLC is the current owner of the vacant
property; the project application was submitted to the planning department by Rani Sheena who listed the Wine Dock at 24421 Jefferson Avenue as his address.
Renderings and site plan documents posted on the St. Clair Shores city website show the condominium building’s back will face Jefferson Avenue and parking will surround the west and south sides of the building.
The development is to house 40 one and two-bedroom units as well as yoga and fitness areas, a small
pool and a rooftop lounge area with fire pits and seating.
Some residents in the surrounding neighborhood oppose the project due to concerns about parking, sight lines, privacy, noise and because they believe the footprint of this proposed project is beyond what is appropriate for that particular piece of land.
Calls to the developer, Sheena, and St. Clair Shores Planning Commission chair Paul Dopkke were not immediately returned.
