Marriott hotel slated to sprout near San Jose International Airport
170-room building would be west of Avaya Stadium
SAN JOSE » A new Marriott hotel is moving forward near San Jose International Airport, a lodging venture that’s being bolstered by a burst of tech companies headed to the Coleman Highline development.
The hotel is expected to contain at least 170 rooms and would be built just west of Avaya Stadium and just south of San Jose’s airport.
The hotel is taking shape amid big-time leasing activity at Coleman Highline, an office, retail, restaurant and hotel complex that fronts on Coleman Avenue.
“We are seeing a lot of good momentum with the project,” said Curtis Leigh, director of development with Cupertinobased Hunter Properties, the principal developer of Coleman Highline.
In January of this year, tech company 8×8 leased 162,000 square feet, enough space for an estimated 810 workers. But that rental deal was only the start for Coleman Highline.
Roku during 2018 completed multiple agreements that revealed the maker of digital media players had rented 570,000 square feet in Coleman Highline. The Roku leasing was arranged through commercial realty brokerage Newmark Knight Frank.
Currently based in Los Gatos, Roku said it intends to shift its headquarters to San Jose. That amount of leased office space could potentially accommodate 2,850 Roku workers.
San Jose planning documents show the hotel is slated to be five stories high. Leigh said the hotel should have 170 to 175 rooms.
“This is a good location for a hotel,” said Dharmesh Patel, executive managing director of hotels with Colliers International, a commercial realty brokerage.
“You have big-name corporations that have made a bet on that location and Coleman Highline.”
Hunter Properties intends to sell the 1.9- acre site where the hotel would be located to the developer of the hotel, according to Leigh. City planning documents list the applicant for the project as Nexus Development in Santa Ana.
“The big driver for this hotel is the San Jose airport, in addition to the tech companies that will be next to it,” Patel said. “You also have a lot of development happening in that corridor. It is now and will continue to be an area of interest for hotel operators.”
