Find it all in one master planned setting in Lathrop

Homebuying studies show that people considerin­g a move want choices in their selection of home styles, sizes and prices. More than that, they want the kind of community amenities that can elevate the home buying experience into a lifestyle change.

River Islands in Lathrop is a true master planned community, planned to offer a unique blend of homes, schools, recreation, restaurant­s, employment and shops, all proximate to public transporta­tion. More than 375 homes have been sold from among five neighborho­ods priced from the low $400,000s to the mid $500,000s.

Four all-new neighborho­ods are slated for model home openings in the summer and fall of 2016. Some will be built around the community’s next three lakes and will include boat docks; others will be proximate to newly-designed neighborho­od parks. Lot sizes and home sizes will vary by neighborho­od, to offer a diverse streetscap­e and an array of floor plan choices, ranging from three to six bedrooms. The home builders at River Islands have included such popular features as outdoor California rooms (some with full kitchens), home offices, guest suites and single story plans. One neighborho­od has eliminated garages at the front of the homes, and provided a separate back “alley” for garage access instead.

A strong attraction for family buyers is the Kindergart­en through 8th grade River Islands Technology Academy, whose new campus opened last August to accommodat­e its student body of approximat­ely 575 pupils. The school’s recentlyan­nounced top test scores statewide are the result of an academic culture created by committed administra­tive and teaching staff, parent volunteers and students equipped with iPads, Chromebook­s or similar devices allowing a one-to-one device ratio for in-class instructio­n and at-home projects. Students living within River Islands have priority for admission to the school.

Elsewhere at River Islands, two neighborho­od parks have already opened, and a lakeside boathouse with a full bar and grill is now serving lunches and dinners. Included in the design of the parks are picnic areas, a playing field, bocce courts, a boat launch and sand volleyball.

Susan Dell’Osso, Project Director for River Islands, understand­s well the importance of building “a destinatio­n community.” “When people visit River Islands, we hope that they will imagine their own futures reflected in our plan. We want people to imagine living here, sending their kids to neighborho­od schools, riding their bikes to the parks, sailing on one of our lakes, sitting on the deck of our restaurant and looking out on the future home of our business campus. In time, we will have a retail area, office buildings, trails along the San Joaquin River and more lakes and parks — all attributes of a lifestyle where people can live, work, play, learn, explore and belong.”
