Sacramento’s latest booming new home communities

- By Andy Coffaro

Sitting just two exits north of downtown is one of the fastest-growing communities in Sacramento. One of the final areas yet to be fully developed, Natomas has undergone a flurry of big-time residential development over the past three decades.

A stone’s throw away from the 120-mile long American River and all its natural beauty, Natomas features a plethora of gorgeous outdoor settings, including parks, bike trails and fishing.

Those fortunate enough to already call Natomas home are enjoying incredible new outdoor facilities like the North Natomas Regional Park. The nearly 50 acres of developed land is home to little league and softball fields, dog parks, picnic areas, adventure playgrounds and even a lawn amphitheater stage. Whether you’re just starting a new family or are looking

to live an active lifestyle a bit later in life, Natomas has something for everyone.

This includes new home communities that are sprouting up all over the city due in large part to the 720 percent population increase since 2000. And with a median age of 34-years old, Natomas is definitely a community that firsttime homeowners and parents should examine closely.

The beauty of buying right now into a new home community in Natomas is the ability to customize one’s new abode. Builders in the area are giving homeowners options galore to help create the ultimate dream home at an affordable price — especially compared to other regions.

“These areas have become increasingly more popular,” said Laura Kilgore, Director of Marketing for Lennar Sacramento. “As Bay Area real estate prices rise, affordability becomes a primary reason people head to the Sacramento region. When you compare both markets, you’ll find often that you can buy a home in this area that is two or even three times the size for less than half the price. It’s become increasingly popular across many different demographics for growing families, first-time buyers, empty nesters and active adults.”

K. Hovanian’s Four Seasons at Westshore is one such affordable neighborhood that also provides resort-style amenities in a lovely gated community ideal for the 55 and older crowd. With new homes up to 2,102 square feet, residents are able to enjoy everything from great rooms ideal for home entertaining to indoor recreation centers featuring billiards, a fitness center and a ballroom. For the outdoor enthusiasts, bocce courts, patios, pools and even a relaxing spa are all abound.

“The time to invest in Natomas and Sacramento is now,” said Rico Rivera, CEO at Keller Williams Realty Sacramento Metro (Natomas). “Natomas is in close proximity to all highways, Downtown Sacramento, Sacramento International Airport, The Sacramento River, Golden One Center, the San Francisco Giants minor league affiliate the Sacramento River Cats and much more.”

Rivera also stressed the strong community feel of Natomas, which includes multiple parks, clubhouses, dining and shopping options. It will also be the closest major city to the new Amazon warehouse building that will deliver over 1,000 new jobs to the area.

With so many wonderful entertainment options, Natomas is an ideal place to find homes at a great value — especially compared to housing cost in the Bay Area.

“Natomas has become such a popular destination for people

who are looking for a new home,” said Andy Pedersen, Group Vice President of Marketing & Merchandising at K. Hovnanian Homes. “The area offers a wide range of new floor plans from which to select, plus easy access to Interstate 5, Downtown Sacramento and the Sacramento International Airport. There is a wide array of shopping, restaurants and entertainment right at your fingertips.”

Rivera dovetailed on Pedersen’s thoughts by adding, “Sacramento is a growing city and was recently named the fourth hottest real estate market in 2017. It’s also only two hours away from the beach, snow and beautiful wine country.”

Over $1 billion in new investments have been made to the downtown area over the past decade, including the city’s crown jewel achievement the Golden One Center — the multi-purpose indoor facility that is the new home of the Sacramento Kings and host to the biggest concerts and events in the entire state.

Natomas and downtown Sacramento aren’t the only two communities for potential homebuyers to visit. The City of Elk Grove, just south of the state’s capitol, has communities similar to Natomas and is especially convenient for Stockton commuters.

New homebuilders like Blackstone El Dorado are also giving home seekers options in the greater Sacramento area. Situated just east of downtown in the El Dorado Foothills, Blackstone El Dorado is currently building a master-planned community near the Highway 50 corridor. The convenient location makes shopping, dining and entertainment a breeze, and owners will love the architectural beauty that blends seamlessly with the rolling landscape of the El Dorado Hills.

When thinking about buying into a new home community, buyers would be wise to make Natomas their first stop. With new homes popping up all over town, the time to get in before prices potentially skyrocket is now. Natomas is more than just an up-and-coming town. It’s one of the best locations in all of California to make your next home purchase.
