Dublin plans BART residentia­l complex

DUBLIN >> A transit-oriented residentia­l and commercial complex is being planned in Dublin near the city’s BART station and future downtown, offering a fresh indicator of developmen­t interest near the Bay Area’s rail hubs.

The residentia­l complex will contain 499 apartments adjacent to the West Dublin/Pleasanton BART station and is being jointly developed by Bayview Developmen­t Group and The Morley Bros, the two developers said Monday.

“We are excited to invest in the Dublin community,” said Ted McMahon, San Jose-based Bayview Developmen­t’s chief investment officer.

St. Patrick Way Residentia­l is the name of the apartment complex, which will rise in what’s known as Dublin’s Downtown

Transit District. Executives with the two developmen­t firms hope their project will help revitalize downtown Dublin.

“We look forward to helping the city fulfill its vision for the area,” said Eric Morley, principal executive with Los Gatos-based developer Morley Bros.

The efforts to spur creation of a true downtown for Dublin are being directed at a section of the East Bay city that’s near the northwest quadrant of the interchang­e of interstate highways 580 and 680.

At present, that section of Dublin is dominated by a collection of big-box retail

spaces.

“We applaud the city’s leadership on housing, transit and the continued revitaliza­tion of downtown Dublin,” Morley said.

Dublin officials seek to create a more focused downtown scene that would be strikingly different from the current suburban setting in the area.

“Downtown Dublin will be a vibrant and dynamic commercial and mixed-use center that provides a wide array of opportunit­ies for shopping services, dining, working, living, and entertainm­ent in a pedestrian­friendly and aesthetica­lly pleasing setting that attracts both local and regional residents,” according to a city study, included in a recent report by the Urban Land Institute.

As part of the St. Patrick

Way Residentia­l Developmen­t, the builders will dedicate land and construct public improvemen­ts that have been in the works for several years to extend St. Patrick Way to Regional Street.

“A dedicated streetscap­e in downtown for community gatherings, farmer’s markets and street fairs” will be part of the improvemen­ts that Bayview Developmen­t and Morley Bros. are planning, the two developmen­t firms stated.

New bike lanes, sidewalks, street trees, enhanced paving, string lighting, street furniture, entry monuments, bollards and connection­s to BART also are being planned. In addition, 1.3 acres of adjacent land including an existing building will be dedicated to the city of Dublin for public uses, the developers stated.

The five-story residentia­l developmen­t will feature studio units, and oneand two-bedroom units. Amenities will include a pool, spa, plazas, roof deck, concierge services, fitness center and pet facilities.

A 1,500-square-foot collaborat­ive co-working space will be built on the ground floor of the apartment complex, a working area that will be available to apartment residents, Dublin residents and startup businesses.

“St. Patrick Residentia­l will be a wonderful addition to Dublin’s transit district and downtown,” McMahon said.
