Data firm completes deal for operations expansion

Splunk has leased 301,000 sq. ft. of office space in Santana Row

SAN JOSE >> Splunk has formally signed a lease for a big expansion of its operations in San Jose’s Santana Row, executives said Monday.

San Francisco-based Splunk has leased 301,000 square feet at an underconst­ruction San Jose office building, 700 Santana Row. Its newly leased site is a short walk from its current San Jose location at 500 Santana Row, a 235,000-squarefoot building that Splunk already rents.

“We are proud that Splunk’s continued growth is bringing more jobs to the Bay Area and that our employees have great places to

work like Santana Row,” said Splunk’s Chief Financial Officer Dave Conte.

Splunk — whose software seeks out, collects and analyzes an array of data — will retain its existing offices after it moves into the new building.

to grow its presence in the Bay Area’s largest city.

“Thanks to Splunk for expanding its presence in San Jose and for its continued commitment to San Jose,” Mayor Sam Liccardo said.

Elsewhere in San Jose, Adobe Systems is actively pushing ahead with plans to build a fourth tower near its three-building headquarte­rs downtown. Google has proposed a transit-oriented community near the Diridon train station of office buildings, stores, restaurant­s, homes and open spaces. Amazon’s Lab 126 has moved into two floors of a downtown building. And some industry watchers believe Facebook has begun to scout for downtown sites for a large office presence.

“Splunk joins the growing number of innovative companies that recognize the benefits of locating closer to where much of our region’s tech talent already resides,” Mayor Liccardo said.

The new 700 Santana Row mixed-use building totals 319,000 square feet and will include ground-floor retail.

Newmark Knight Frank brokers Todd Shaffer, Randy Gabrielson, Tracey Solari and Armand Tiano arranged the lease at 700 Santana Row.

This news organizati­on was the first to report that this major leasing agreement was in the works at Santana Row, whose principal developer and owner is Federal Realty Investment Trust.

“We are thrilled to see our existing tenant Splunk expand their footprint and

lease 700 Santana Row,” said Jan Sweetnam, West Coast chief operating officer with Federal Realty.

The seven-story building is scheduled to be completed by sometime in 2019, according to Federal Realty.

With the big lease at 700 Santana Row, all the large chunks of office space at the iconic mixed-use complex are now taken.

Earlier this month, however,

Federal Realty unveiled preliminar­y plans to build a huge office campus across the street, near the Winchester Mystery House and the now-closed Century 21 domed movie theater.

Plans for the Santana West complex feature three big office buildings totaling 850,000 square feet, along with a parking garage. This new project would preserve the Century 21 structure near the corner of Winchester Boulevard and Olsen Drive.

Splunk signed its first lease at Santana Row in 2015 for the office building it currently occupies there.

“In the intervenin­g three years since we executed our first lease with Splunk, they have shown tremendous growth in all facets of their business,” said Federal Realty’s West Coast President Jeff Berkes.
