Tracy Hills’ first phase now underway

Integral Communitie­s (Integral), a diversifie­d developer which leads the real estate industry through innovative strategy and creative design, is pleased to announce that developmen­t is well underway on the first phase of Tracy Hills. The 1,800-acre, 4,704-unit master-planned community is located about 45 minutes east of the East Bay in the rolling foothills of southwest Tracy.

This first phase of 1,139 homesites will include eight separate villages with 30 model homes built by some of the industry’s bestknown homebuilde­rs, including Lennar, Meritage Homes and Shea Homes.

Encompassi­ng both sides of Interstate 580 and extending into the foothills to the west of the city, Tracy Hills is located within 3 miles of the Altamont Corridor Express (ACE) station in Tracy. This will allow future residents to easily commute to job centers in the Tri-Valley cities in about 30 minutes and farther to the East Bay and Silicon Valley in about an hour. This proximity to I-580 will also allow future residents commuting by car to avoid the more congested I-205, which runs through central Tracy.

Over the last six years, the Integral developmen­t team has worked closely with planners, city leaders and local community groups to develop a sensitive land plan which will offer more than 3,500 acres of natural open space and conservati­on land, 337 acres of greenways and developed open space, as well as 258 acres of commercial, retail, office and industrial land. The residents of this smart, Wi-Fi-connected community will enjoy 45 acres devoted to neighborho­od parks including one dog park, 30 acres of community parks, and a community clubhouse and pool. Approximat­ely 42 acres will be devoted exclusivel­y toward several new school sites within the Jefferson School District, including a future 14-acre elementary school in the first phase of Tracy Hills.

“After more than half a decade of planning, it’s exciting to break ground on what is sure to be an important new addition to the city of Tracy and the Altamont Corridor,” said John Stanek, a principal with Integral. “With a unique combinatio­n of residentia­l home types catering to a variety of income ranges, Tracy Hills will be able to provide new homes for a wide range of income levels. In addition, with a huge amount of open space, Tracy Hills will eventually become a truly mixed-use community for future generation­s.”

Tracy Hills’ unique location in the foothills just minutes from downtown Tracy will provide many areas with panoramic views over the city of Tracy and across the Central Valley to the Sierra Nevada, as well as an extensive network of walking trails within connecting the villages, open space and park features. As part of the commitment to preserve open space, the community will establish a 3,500acre habitat preserve and will also feature 180 acres of open space.
