River Islands is named one of the most popular master plans in America
River Islands in Lathrop has been named one of the most successful master-planned communities in the country. The recognition comes from RCL Advisors and John Burns Real Estate, two leading real estate consulting firms that study master-planned communities all over the country.
This is River Islands second year on the list; a reflection of the community’s vision and ability to offer something new in home design and community amenities every year.
Currently, there are 11 neighborhoods open within River Islands. Several are slated for sellout in the next few weeks and months, and at least four allnew neighborhoods are in various stages of design, planning and construction for grand openings throughout the year.
The new-home neighborhoods are being offered in collections, based on their proximity to the many amenities offered by the 5,000-acre site.
Currently, homes are being offered in the Lakeside Collection, the Parkside Collection and the Town Center Collection. Soon, homes will be available in the Trailside Collection, with access to the ever-expanding trail system along the San Joaquin River and through the community.
River Islands will be adding new classrooms in an expansion to its Next Generation STEAM Academy, a K-8 charter school on-site.
It is also in the design phase for a third K-8 campus, to be located close to the newer neighborhoods, as a way of offering new neighborhoods proximity to the community’s schools.
An enormous 15-acre park has been designed along River Islands Parkway, just past
Dell’Osso Drive. This park will contain fields for neighborhood sports, picnic areas, play areas and parking. Construction will start this year.
The homes at River Islands are as diverse as the vision of their builders. They range in size from a 1,575-squarefoot plan with three bedrooms all the way up to a six-bedroom home with 4,462 square feet of
living space. Many of the homes are built in twostory configurations, but several builders also offer single-story homes or homes with a master suite downstairs. River Islands has attracted a variety of residents, from first-time buyers and young families to mature families to retirees. The result is that every neighborhood is a mixture of age ranges and household sizes. Prices
range from the high $400,000 range to the low $600,000 range.
The River Islands website, www.river islands.com, has a sorting tool that allows prospective homebuyers to create their own model tour based on the size of home, bedroom count and the number of stories. A new feature will also sort the neighborhoods by
their location, so people interested in living near any major amenity park can focus their searches on homes with a lakeside, parkside or Town Center location.
The best place to start a tour of River Islands is at the Welcome Center, located at 1401 River Islands Parkway. From the Bay Area, follow Interstate 580 across the Altamont
