Most homeowners can expect their real estate agents to make suggestion­s about improving their home before selling. Now, agents are increasing­ly likely to also propose a way to postpone paying for improvemen­ts until after the home sells.

That’s due to the rising trend of so-called presale renovation programs beginning to pop up at such realty firms as Compass, Coldwell Banker, Keller Williams and Redfin. Terms vary, but the basic model is that brokerages advance money, based upon the current equity — or value of the home that’s not mortgaged. An owner with a home estimated at $300,000 with a $100,000 mortgage balance has $200,000 equity.

Presumably, after improvemen­ts, the home will sell faster and for more money.

Brendon Desimone, the author of “Next Generation Real Estate” and an agent with Houlihan Lawrence, New York City, emphasizes that whether a home seller pays from his own funds or pays later with cash netted from the sale, the decision must be based on a careful comparison of the condition of competing for-sale properties.

“You don’t want to spend on what’s not right for your market,” he says.

Desimone advises homeowners to visit nearby open houses or look through virtual tours to learn whether certain features, like hardwood flooring or newer bathrooms, are standard.

Curbio, an independen­t presale renovation company that works with brokerages in 22 cities, analyzes a vast amount of home-price data to predict the price boost from improvemen­ts, says Curbio spokesman Rikki Rogers.

“If the (improvemen­t) costs $75,000 and the (after-improvemen­t) sale is $275,000, that is not a good business case for us,” she says.

Indeed, home sellers should be well-informed about the interest charges on the improvemen­t loan, the probabilit­y of fetching a higher price and whether an amount more than the presale equity could be owed.

Moreover, when the improvemen­t is a costly, large-scale one, the risk of getting your money back is higher, says Jim Molinelli, author of “Remodel! Without Going Bonkers or Broke.”
