Res­i­dents voice con­cerns about two pro­posed ware­houses

The spokesman for a cit­i­zens group op­posed to a pro­posed ware­house in Up­per Nazareth Town­ship be­lieves sev­eral fixes, in­clud­ing im­pos­ing a weight re­stric­tion on the road­way lead­ing to the site and chang­ing its ac­cess point, should be put in play.

Heather Lane res­i­dent Jef­frey Weck asked town­ship plan­ners Thurs­day that the pro­posal by JVI LLC to build two ware­houses at 3367 Gun Club Road — one 870,000 square feet, the other 208,000 square feet — be re-eval­u­ated.

“Any­thing that we can do to ei­ther down­size or get rid of this thing,” he said.

He also sug­gested the town­ship hire a pro­fes­sional land plan­ner “in or­der to con­firm or put in doubt the zon­ing of­fi­cer’s clas­si­fi­ca­tion of the pro­ject.”

Since the pro­ject was pro­posed, res­i­dents have been con­cerned about truck traf­fic.

The de­vel­oper has pro­posed widen­ing and re­in­forc­ing the road and ex­tend­ing wa­ter, sewer and elec­tric­ity.

Weck was one of two res­i­dents who ad­dressed the board with con­cerns. Seven res­i­dents have filed a law­suit against the town­ship over the pro­ject, say­ing Up­per Nazareth of­fi­cials al­lowed for a park­ing lot to be built on wet­lands by the pre­vi­ous owner with­out grant­ing their ap­proval, amount­ing to an il­le­gal land devel­op­ment.

The suit says the town­ship was aware of the wet­lands is­sue and should have stopped the pro­ject from mov­ing for­ward.

David Han­nah, a nearby res­i­dent, said he moved his fam­ily from Ten­nessee be­cause he and his wife thought it would be a good place to raise their fam­ily and pro­vide space for their chil­dren to play.

He said the town­ship has no way of en­forc­ing its man­date that trucks be re­stricted to head­ing north on Gun Club Road to­ward Route 248 when leav­ing the site, rather than south to­ward New­burg Road.

“I don’t think it’s a good lo­ca­tion, I think you guys should help us out,” he told the board.

Weck said im­pos­ing a weight limit on Gun Club Road would force the de­vel­oper to find an­other ac­cess route for trucks — he sug­gested Daniels Road — and that the town­ship should clas­sify the ware­houses as a high-cube dis­tri­bu­tion cen­ter, which would trig­ger a host of con­di­tions and re­stric­tions upon the de­vel­oper.

JVI LLC’s next step is to sub­mit a pre­lim­i­nary land devel­op­ment plan to the plan­ning com­mis­sion.

Plan­ning Com­mis­sion Chair­man Scott Syl­vai­nus said the de­vel­oper was granted an ex­ten­sion un­til the end of De­cem­ber.
