What are tips to help a buyer choose the location for their next home?

When it comes to a buyer choosing location, there are a number of factors to weigh and ultimately the buyer will choose based on what works best for them.

Fairfield, Litchfield and New Haven Counties have something for everyone. Western Connecticut’s proximity to New York regularly brings in buyers who work in the Empire State and are looking for value and more reasonable taxes. We also have buyers relo- cating from other parts of the state and country who may not be familiar with the nuances of each of our towns.

First off buyers should discuss with their Realtor their wish list. What’s most important to them: location with privacy and trees, or do they prefer the ability to walk to town, train and shopping? Do they dream of owning horses one day or want a fenced yard for their puppy? How long do they plan on staying? Do they want something in move-in condition or can they take on a project? Is it all about the style of home, the kitchen, a fireplace, patio, pool or maybe room for guests? Is a lake or condominium community with attractive amenities? Do they want a barn or outbuildings such as a workshop to store equipment?

Once basic framework is established the buyer has to overlay their budget on top of the wish list. Again, it is most important for buyer to discuss financials with their Realtor and a lender so they know what price range to look in.

Next up is what’s out there? This is where buyer’s Realtor can take them out to see available properties and tour towns. Stopping in town offices and businesses will give a buyer a sense of the community and if it’s a fit for them.

With local inventory low, for buyers it’s really about being prepared financially, getting out there to see towns and properties and being ready when they do find their next home.
