Realtor also licensed in New York, is an expert negotiator

- Caren Harrington

ARealtor since 2006, Caren Harrington also has a license in New York. With a bachelor’s degree in marketing from the University of Massachusetts Amherst, she worked in pharmaceutical sales prior to launching a career in real estate.

No. 1 in her division, she honed formulary skills and expertise in negotiations and interpersonal communication.

When she had twins, she decided to stay home and care for them. When it was time to return to work, real estate was a clear choice as it was in sales and allowed a flexible schedule closer to home.

“There was always an ability to be present for my family and do what I’m passionate about,” she said.

Her 25 years of experience, hyper-focus, attention to detail and concern for clients give Harrington an edge.

“I recognize that it’s the largest purchase most people will make in their lifetime,” she said. “Compassion particularly is very important.”

When working with buyers, Harrington, who primarily serves Ridgefield, Newtown, Norwalk, Wilton and Northern Westchester, begins by meeting them in her office, where she makes sure they understand the process.

Harrington has clients highlight areas on maps to indicate where they do and don’t want to look. She then gives them packets with information about the towns they are considering, mortgages and local magazines.

With sellers, she assesses the home and has them write down their favorite things about it, which she includes in a folder or booklet on the property. She gives thoughts on decluttering and projects to consider, such as freshening the paint, and defers to stagers to make the property show ready.

“My experience is in negotiations,” she said. “Everybody has a job and all together we’re a team.”

When the house is ready, she brings in a professional photographer to take pictures.

Her reward for her effort is when buyers say their new house is just what they wanted and lasting friendships she has made.

Harrington is married with three grown daughters. She is co-founder of Looking Glass Animal Rescue and loves spinning and weight training.
