What the election will do to the value of your property?

Pretty much everything. And nothing. The elections will make some difference over the next several years or so, as to how much conveyance tax a seller has to pay or if there are other taxes imposed directly on buyers.

We might see changes in property taxes or property evaluation­s and personal property taxes may change as well. Tolls could come into play, or not.

And hopefully new and existing businesses will flourish. Educationa­l opportunit­ies may open up and transporta­tion may run more smoothly making certain areas more desirable than others.

So while everything our elected officials do has an impact on our bottom lines and certainly on our property values; we aren’t likely to see any drastic changes right away.

Close to home, Fairfield County’s third quarter market results show that the region is just a little behind 2017. Compared to 2017, unit sales county-wide were three percent lower while dollar volume came in one percent higher. Year to date for 2018, unit sale and dollar volume were both three percent behind the year to date 2017.

But, there is no denying that Western Connecticu­t proves to be a very good value. We see buyers coming our way daily from neighborin­g areas that don’t offer near the value in price per square foot, taxes, safety statistics, educationa­l opportunit­ies, arts, entertainm­ent, indoor and out living. Each of our towns offers its own special sense of community.

This total package isn’t easy to find and home sellers who prepare and price their homes accordingl­y find moving day coming before they know it. Suc- cessful buyers understand that they have to have their ducks in a row in order to make the best offer they can when their next home becomes available.

Locally, we are seeing multiple offers well into this fall season and buyers are at the ready; that’s unlikely to do anything but become stronger after all the votes are cast.
