Expertise in multifamily homes

- Dena Chelednik THE LIST Highest for sale

ARealtor since 2004, Dena Chelednik has a bachelor’s degree in marketing and merchandising from Elizabeth Seton College. She worked for Steinbach Clothing Stores and Caldor, starting out as an assistant buyer and moving up to buyer.

As a buyer, she matched merchandise with trends and negotiated on a daily basis. She dealt with different overseas vendors building product lines.

Those negotiation skills and an understanding for working with different people have proven useful tools in real estate.

When she and her husband started a family, Chelednik decided the long hours weren’t conducive to raising children and they purchased multifamily homes in Danbury.

Owning properties helps in the real estate business, she said, especially with investors.

“It helps me help them understand the whole multifamily thing and having tenants,” she said.

Chelednik serves Fairfield County and said she enjoys working with first-time buyers.

“You have to be a little more patient,” she said. “You have to explain the process more. I think they’re more appreciative at the end.”

Her experience in sales and negotiations and the ability to multitask give her an edge.

When working with buyers, she finds out their needs and suggests they get preapproved so they know their spending power. She also tells them how the process works and explains the timeline from making an offer to closing.

With sellers, she lets them know she will do her best to market their house, including through broker and public open houses. She Business: Neumann Real Estate Expertise: Residential real estate, first-time home buyers, investors

“A lot of sales come off the internet, as we know,” she said.

Chelednik believes things always work out the way they are meant to be.

“You always end up where you’re supposed to be,” she said. “If something didn’t work out there’s a reason it didn’t work out. Don’t focus on the negative, focus on the positive.”

Chelednik is married with four children, one a college graduate, one in collage and two in high school.

She volunteers at St. Mary’s church in Ridgefield and enjoys family time.
