Realtor enjoys helping first-time buyers, has experience in construction
ARealtor since 2014, Margaret “Kathleen” DiTullio studied bookkeeping and accounting at Western Connecticut State University.
Prior to real estate, she worked at a family business in construction and property management. Through those experiences, which extended to commercial and residential properties, she brings clients an understanding of new construction and what goes into developing and selling a piece of land. She can also advise them on repairs and gives guidance on how to get the biggest bang for their buck.
Additionally, she “has a nice group of subcontractors” to whom she refers clients when they are planning projects.
“I can recommend someone I use on my own property for referrals,” DiTullio said.
DiTullio, who primarily serves greater Danbury, said she gets 100 percent five-star reviews and takes a customer service rather than sales approach.
“It’s like, ‘What can I bring to this unique client?’” she said. “Because clients are all different, all unique, but the one thing we have in common is we need a house.”
When working with buyers, DiTullio interviews them to see what they need. Understanding their situation helps her determine if, for example, they are looking for an area with great schools or want to live near a golf course.
Then she finds out what’s on the market that fits their budget and needs and gets a feel for what works for them.
With sellers, she begins by pulling the field card “to see exactly what we’re dealing with,” she said. Then she sits down with them and goes through the process, determining why they are moving and if are there time constraints. She completes a market analysis and looks at what else is on the market and what has recently sold.
She took staging courses so she offers ideas on how to freshen up the house and make it stand out.
DiTullio is divorced and has one grown son and four grandchildren. She enjoys yoga, serves on the New Fairfield Conservation/Inland Wetlands Commission, is a docent at Weir Farm in Ridgefield and belongs to the National Association of Divorced Professionals.
