Decks deliver vistas, views and memories

- By Gretchen A. Peck

GREENWICH — With spring in swing and summer just around the calendar’s corner, decks across the region are becoming the go-to place for homeowners to enjoy fresh air, sunshine and community – all from a timely and safe distance.

At 15 Meadow Marsh Lane, in Old Greenwich’s Shorelands Association, buyers will find both a charming, covered front porch and an expansive deck off the rear of the house, greatly extending the living space to the exterior of the home. The fivebedroom colonial was built in 2000, with timeless interior design that includes elements like lightly finished hardwood flooring, built-ins and interior French doors. The privateassociation property is listed for $2.995 million by Sotheby’s International Realty.

The front porch at 15 Meadow Marsh Lane is a perch from which to enjoy the neighborhood, according to listing Realtor Daphne Lamsvelt-Pol. In the summertime, it’s the spot to sit and wave to passing neighbors, including families making their way down to the neighborhood dock on Greenwich Cove.

“The back deck extends from the open kitchen and provides endless opportunities to relax and enjoy the coastal setting,” the listing agent suggested. “At 44-by-12 feet, the deck has ample room for outdoor dining, with views of Greenwich Cove, as well as two outdoor couches surrounding a gas fireplace situated under twinkling café lights.”

The elevation of the deck, which steps down to the backyard, affords views of the Cove and sunsets. “This idyllic setting brings images for all seasons: summer nights streaked with fireflies, autumn trees of red and orange, winter snow in peaceful white, and spring trees flowering yellow and pink,” Lamsvelt-Pol said. “Gazing out at the water in the Cove, through the trees, is relaxing and uplifting, and watching the movement of the tides marks the time. The deck is sun drenched in the afternoon, trapping the warmth and allowing a long season to enjoy these scenes.”

Halstead Property’s Penne Weicker recently listed the five-bedroom farmhouse-style colonial at 187 Shore Road, Old Greenwich, with an asking price of $3.465 million. The house debuted in 1898 and has more recently been beautifully updated and expanded, including with a rear deck. The house presides over a 0.49-acre lot within walking distance to Greenwich Point and Old Greenwich Village.

The rear deck at 187 Shore Road is 18-by-36 feet long – the entire width of the house, Weicker pointed out. “The indoor-outdoor flow from the open kitchen and dining area to a large deck, using composite decking for low maintenance, provides the perfect setting for enjoying the views of Greenwich Cove. With such a large space, one end of the deck can be utilized for barbecues and outdoor eating, while the rest allows for relaxation with a few chaise lounges for sunbathing and a quaint seating area for enjoying cocktails with friends.”

Greenwich has the added protection of a roof. Located in the Shorelands Association, with direct water frontage, this classic late 1920s-era coastal colonial home has four bedrooms – including what the listing brokerage calls a “resortlike master suite” – and nearly 3,700 square feet of living space. Douglas Lederman of New England Land Company is the listing agent for the $3.875 million home.

“This is a classic shore house, directly overlooking the cove in Old Greenwich, and the covered porch runs the entire length of the house along the waterfront side. The clients basically live on the porch from spring through fall, and the sheltered nature of it allows for that even during rainy or overly hot days,” Lederman said. “There are rustic stone steps leading down to the grass, so the porch connects the house seamlessly to the surrounding property.”

With the direct access to the water’s edge from the 0.47-acre property, residents of the home can launch kayaks right from the backyard. They may also enjoy the Association’s community dock.
