Council in Edmond rezones property for housing, offices

EDMOND — Plans to build offices and housing for people age 55 and older on the southeast corner of Broadway and Covell Road can move forward now that city council members have rezoned the property.

The project, by R.W. Developmen­t, calls for 87 duplexes and triplexes on 10.18 acres south of Covell and east of Broadway. The developmen­t is to be called Mon Abri.

Four office buildings with a maximum area of 18,000 square feet are planned on 1.59 acres to the front of the property.

City council members unanimousl­y approved the rezoning from single family to a planned unit developmen­t. They amended the city’s zoning plan to allow for the new developmen­t, in which units are expected to rent from $850 to $2,000 a month.

“This will be similar to a developmen­t in Moore,” said Randel Shadid, the developer’s attorney. “It has no assisted living or nursing home. They’re all active, vibrant people in our market, ages 55 to 65.”

Timberdale Cove housing addition is to the south of the proposed developmen­t. Rock Hollow hous- ing addition is to the east.

Neighbors, who called the units apartments, signed a petition in opposition to the developmen­t. They are concerned about lighting, drainage and two-story buildings with windows. Shadid promised no two-story buildings would be less than 50 feet from the Rock Hollow property line.

Council members gave their approval for the rezoning with 20-foot setback requiremen­ts on the south and east borders, drainage restrictio­ns and a provision that light poles must be shorter than the fence along the walking trail.
