REIT quietly buys Guthrie self-storage

GUTHRIE—Areal estate investment trust has bought Always Storage, an 801- unit self-storage property in Guthrie, paying $4,725,000, county records show.

The buyer was NSA Property Holdings LLC, an affiliate of National Storage Affiliates Trust in Greenwood, Colorado. Always Storage is at 3819 S Division St. with an annex at 724 E Prairie Grove Road.

The sale was handled by brokers Trey Hammond, Mike Me le and Luke Elliott with Cushman & Wakefield, representi­n gt he seller, Always Storage LLC. Cushman & Wakefield said it could not report the buyer or the price paid.

“Generating competing offers from out-of-state private investors, private equity and self-storage REITs, this transactio­n perfectly illustrate­s the renewed demand for tertiary market facilities,” Hammond said. “Investors are eager to migrate their capital from the coast in order to take advantage of smaller and more stable markets.”

The buyer has ownership interest in 456 storage facilities in 23 stat es, aportfol io comprising some 28 million square feet of space owned by its affiliate operato rs, according to InsideSelf­Storage.com.

Gerald L. Gamble Co. reports the following real estate transactio­ns:

• TMAG Real Estate LLC, managed by Ted Moore, paid $1,306,800 to BTR Family Properties LLC, managed by Rebecca Lawson, for 5 acres on the west side of N Kelley Avenue north of Memorial Road. First American Title Insurance Co. provided title services.

• Wings Special Needs Community Inc. paid $1,333,000 to Mr. and Mrs. Johnny L. Smith for 75 Acres and a home at at 1315 E Wilshire Blvd. to develop as an activity center. Gamble represente­d the buyer, and Joe Gilliland represente­d the sellers. Title services provided by First American Title Insurance Co.

• 8117 Bourbon Street LLC paid $915,000 to Armor Investment­s LLC, managed by Matt Blevins, for a 16,800-square-foot industrial building on 2 acres at 8117 Bourbon St. Title services provided by First American Title Insurance Co.

• The city of Oklahoma City paid $725,000 to Dee Lynn Aguilar, trustee of the Joseph and Dee Lynn Aguilar Revocable Trust, for 4.2 acres on the north side of SW 59 near S May Avenue for a future library. Title services provided by First American Title Insurance Co.
