New project underway on North Greenbush Road

NORTH GREENBUSH, N.Y. » The gateway to North Greenbush is being further developed with a new project underway.

The property, which is currently under constructi­on, is set to house four commercial units in two separate buildings at 24 and 26 North Greenbush Rd., just outside of Troy near Hudson Valley Community College.

The two tenants announced for the site so far are WellNow Urgent Care and Chase Bank.

This endeavor is the latest in a series of North Greenbush projects by local developer David Mulinio.

Over the past several years, Mulinio has developed a residentia­l townhome community called The Villages of North Greenbush as well as North Greenbush Commons (Stewart’s, Junior’s Bar & Grill) and most recently 16 North ( Panera Bread, Fresenius Kidney Care) - all along North Greenbush Road.

This next project is set between North Greenbush Commons and 16 North, on two acres of long-vacant land where a ravine once existed.

The deep hole was filled in 2018, and now constructi­on crews are building up.

“It’s an amazing project,” Mulinio said. “This is the missing piece of the puzzle that’s going to finalize the entrance to North Greenbush.”

Once finished, the property will feature a 3,500-square-foot building for WellNow Urgent Care, and a 10,000 square feet of commercial space in an adjacent strip mall, which will include Chase Bank.

The smaller structure is expected to be completed later this year, followed by the strip mall in the spring of 2021.

Mulinio said this has been the most challengin­g project in his career as a developer, but after more than two years, it’s finally coming together.

In the past few weeks, Mulinio and his teamgot all necessary approvals to move forward with the project, and they broke ground at the site.

Town Supervisor Joseph Bott III believes this project will enhance the entrance to North Greenbush.

“We look at it as the gateway to North Greenbush,” Bott said, noting that the buildings and the architectu­re in that area help welcome visitors and showthem what that town is all about.

“Thewhole project is really nice. We’re excited about it,” he said. “We’re looking forward to more stores and services for our town residents, utilizing the traffic that we receive there onRoute 4 near Hudson Valley.”

In addition to the residentia­l and commercial developmen­t, the Town of North Greenbush is working on improving the roadway with a Route 4 pedestrian traffic improvemen­t project underway, Bott mentioned, sharing that this project will create aroundabou­t at the intersecti­on of North Greenbush Road, Williams Road, and

Glenmore Road.

“The whole corner is going to change,” he said. “It’s going to look good.”

Looking ahead, Mulinio has one more North Greenbush project planned for the future: a residentia­l community consisting of 64 condominiu­ms, to be located behind the 24 and 26 North Greenbush Rd. property, accessed through Stacey Way.

For those living in the condominiu­ms, and the nearby townhomes, Mulinio said he aims to create a hamlet-style community where residents can walk to businesses.

“People can leave their house, go for a drink, go to Stewart’s, go get a bottle of liquor, go hang out on the patios, go to Panera Bread - and everything is within walking distance.”

While more is yet to come, this goal has already been achieved, according to Bott.

“What Dave Mulinio has done is kind of make that a walking community on that corner there,” he said. “We have housing, stores and services - and it’s all right there.”
