Subdivision for Montgomery Avenue lot approved
NORTH WALES » A new subdivision plan is one big step closer to becoming a reality in North Wales Borough.
Borough council discussed, vetted, and approved a subdivision plan for 715 E. Montgomery Avenue on Tuesday night, according to Assistant Manager Alan Guzzardo.
“We just have the final subdivision plan. We don’t have the building permit plan, but it’s for a single family detached house,” he said.
Engineer Jason Smeland presented the plans on behalf of
applicant Webb Building Group of Warrington, who asked that council grant four waivers as part of their preliminary and final land development approvals. According to Guzzardo, all four waivers were approved by council: one concerned the configuration of the two
lots, while another waived a requirement that the applicant provide a “nearby features” plan showing all features within 400 feet of the property.
The third and fourth waiver requests both concerned regulations in the borough’s subdivision and land development ordinance, one part of which would require the applicant to replace several trees that
are currently on the property but would be removed.
“They were waived from having to replace five of the trees, and they are going to do a donation to the borough instead, in lieu of the fee. It’s $200 per tree, and five trees, so $1,000,” he said.
Another waiver would require that the applicant dedicate at least part of the tract to be kept as a park or
other open space, and Guzzardo said the applicant has agreed to instead pay a fee of $500, which would be used for improvements in other borough parks. The applicant also agreed to upgrade one street light on the property’s street frontage to LED lights, and members of the public made no comments or objections, he said.
Several other action items were also approved by
council, including disposal of a series of old police records per the borough’s record retention policy, and minutes from council’s March 27 meeting. Staff also announced details of several upcoming borough events, including a borough History Commission presentation on April 17, an “Earth Day Extravaganza” at several downtown businesses on April 21 , a police
prescription drug take back day on April 28, and an open house for public feedback on the borough’s draft comprehensive plan on May 3.
