Duck Farm-turned-horse ranch on sale for $25M
A 2.5-acre Newport Beach ranch established in 1947 as a farm is on the market in Newport Beach for only the second time in 80 years.
The asking price is $25 million.
With its zinc roof, the property known as the Duck Farm features the original house with four bedrooms and three bathrooms connected by a breezeway to a recently constructed expansion. According to the listing, farm founders Alvin and Patricia Cox bought their piece of land from Irvine Co. chief Myford Irvine.
County documents show the Cox family parted with property in February 2015 for $8.4 million. The current owners hired Newport Beach-based architect William Guidero to design the home’s extension. Longman Construction completed it in 2021.
The new home’s two bedrooms and two bathrooms contribute to the residence’s overall 6,618 square feet of living space. It is defined by a 20-foot ceiling, limestone and white oak flooring, and a kitchen with two refrigerators. There’s also a laundry area.

The new 1,158-square-foot barn has a mud room. According to the listing, a loft overlooks the interior of the spacious barn, which would make “a great work/creative space.”
Outside, a pond filled with koi and visited by ducks and geese greets visitors.
Against Back Bay views, the landscaped grounds— with its coral, sycamore, oaks and fruit trees — feature a saltwater pool, spa, bocce ball court and fire pit area.
There’s also a small horse arena — the property allows up to 14 horses.
