Wildomar complex sells for $28.5M

Wildomar Senior Leisure Community in Wildomar sold to Los Angeles-based investors for $28.5 million, according to Costa Mesa-based The Mogharebi Group.

The senior apartment complex, completed in 2002 at 32325 S Pasadena St., was bought by Positive Investment­s.

“Wildomar senior was a very complicate­d transactio­n that involved two separate properties on two separate parcels with two separate ground leases,” said Ben Ketel a senior vice president at TMG. “We had to work with multiple government agencies and deal with a variety of rent restrictio­ns. Holding a deal together over an extremely long escrow in a really tumultuous capital market environmen­t was no picnic, but we managed to achieve 99.3% of the original contract price.”

Rents at the complex start at $3,875 monthly, according to seniorly.com. Costs vary, the website said, depending on the room type and the level of care needed.

Those who live at the community without assisted living services can rent one- and twobedroom apartments with a kitchen, living room and private deck or patio, according to seniorly.com. Each unit comes with a covered carport and buildings have on-site laundry rooms. The assisted living facility offers one-bedroom apartments with private bathrooms.

The 284-unit community was sold by Craig Thralls, who developed the property in 2000.

New Haven shopping center sells for $54M

The shopping center New Haven Marketplac­e in Ontario sold for

$54 million, according to SRS Real Estate Partners.

The brokerage declined to identify the seller or buyer.

The 95,000-square-foot shopping center at 3420 E. Ontario Ranch Road is home to Stater Bros., Starbucks, Chase Bank, Carl’s Jr., Great Clips, Rodeo X Public Market and Brew Haven.

“This property includes Rodeo X, a market hall,” said Parker Walter, a senior vice president at SRS. “Market halls are extremely popular and add tremendous value and tenant synergy to retail projects and shopping centers.”

The buyer, identified as a California-based family office, was represente­d by Glenn Rudy of Newmark.

Rancho Cucamonga center sells for $24M

The Foothill Village Plaza in Rancho Cucamonga sold for $24.3 million, according to documents provided by Vizzda, a commercial real estate data provider.

The 87,809-square-foot retail center at 9309 Foothill Blvd. has six tenants. It was built in 1990 on

8.2 acres. Retailers include Beauty Club Plus, Chuck E Cheese, Brands 4 Less, Waba Grill and Pho Ha.

The seller was listed as Primero Management Inc. and the buyer an LLC registered to Frank Zeng.

San Bernardino Office Depot sells for $4.9M

The 20,020-square-foot Office Depot building at 675 E. Hospitalit­y Lane in San Bernardino sold for $4,895,000, according to Progressiv­e Real Estate Partners.

The buyer was Illuminate­d Minds Real Estate Group, according to Vizzda.

The building, completed in 1991, sits between Home Depot and Aldi in the Tri City Commons, part of the Hospitalit­y Lane District.

Earlier this year,

1.7 acres of land at 898 E. Harriman Place in the hospitalit­y district was sold and will eventually become a 117-room Everhome Suites Hotel.

Chavez breakfast set for April 1 at CSUSB

Late labor activist and leader César Chávez will be celebrated at the 12th annual memorial breakfast in his name, taking place from 9 a.m.-1 p.m. April 1 at Cal State San Bernardino’s Santos Manuel Student Union South.

The event is being hosted by the Chicano Latino Caucus of San Bernardino County and the Latino Education & Advocacy Days.

$1.5M grant will buy trucks for EV program

The Clean Energy Hybrid and Electric Vehicle Technician Program at San Bernardino Valley College has landed a $1.5 million grant.

The money will go toward buying heavy-duty, zero-emission trucks and charging stations on which students will train and work.

The grant was made through by Rep. Pete Aguilar.

“The Inland Empire is increasing­ly at the crossroads of the supply chain industry, and with this federal investment, our graduates will continue at the forefront, ensuring that we have clean vehicles on our roads to help protect the air we breathe,” said Diana Z. Rodriguez, San Bernardino Community College District chancellor.

CRE broker Rhoades joins Kidder Mathews

Roger Rhoades has joined Kidder Mathews’ Orange County office as a senior vice president.

His specialty includes the industrial and office properties in Orange County and the Inland Empire. He previously was a broker at Lee & Associates, Grubb & Ellis and Daum Commercial. Rhoades also was the founding partner of Rhoades Ewing Developmen­t, where he worked for 16 years.
