Expansion continues west of Roseville as new homes built in Westpark and surrounding areas lead the way
“Go West, young man” was the call after the Gold Rush as westward expansion continued from the Midwest to the Pacific Ocean. The popular refrain could easily be changed to “Go West, young family” as those searching for a new home in a booming part of the region look to Westpark and adjacent neighborhoods in Roseville to settle down.
Westpark has led the new-home development in west Roseville for some time, with Fiddyment Farm to the north starting to take off with new tracts breaking ground while others are selling fast.
Westpark’s boundaries are considered to be Fiddyment Road to the east, north of Pleasant Grove Boulevard to Market Street, south of Blue Oaks Boulevard and stair-stepping down to Westpark Drive. The far western edge of the community runs between Pleasant Grove Boulevard and Phillip Road with plenty of room to grow.
Westpark is a 1,500-acre master-planned community that opened for development almost 20 years ago. At completion, plans are to have 4,585 homes, including more than 700 active-adult homes in Del Webb’s The Club at Westpark
community, nearly 17 acres zoned for commercial interests, 38 acres for community schools, and 43 acres of parks and wildlife preserves.
Phase 3 has been approved for 533 singlefamily homes and 250 high-density homes. The Phase, just north of Pleasant Grove Boulevard, has been split into Village 13 and Village 15 that’s bisected by Westbrook Boulevard.
Phase 4 has an interesting design. Lennar and Pulte homes are constructing almost 900 singlefamily homes and 170 condominium units in a fan-like design. In the middle of the fan, if you will, is Orchard Ranch Elementary School.
“There is a lot of open space, a vernal pool preserve on the western edge (of Phase 4) that curves so we said let’s grab that form,” said Jeff Jones, the Chief Operating Officer of
Westpark Communities. “Even the park has that crescent shape and it did create something unique.
The lots become almost pie shaped which creates bigger lots for bigger backyards.”
Directly across from Phase 4 along Westbrook Boulevard will be the Roseville Soccer Complex.
The City of Roseville broke ground on the 51-acre
regional park last June and the Complex is expected to be open in late 2025.
“The Roseville Soccer Complex will not only create a space for athletes to excel but will also foster a sense of community and camaraderie,” said Roseville City Manager Dominick Casey in a release. “We look forward to the positive impact this facility will have on the lives of our residents and visitors.”
The Complex will feature 10 artificial turf fields, a universally accessible playground, plenty of parking, restrooms, picnic areas and concessions. The Complex is expected to attract players and families from the Western United States for tournaments.
Westpark is part of the larger West Roseville Specific Plan that was adopted in 2004. The Plan’s boundaries are west of Fiddyment Road and north of Pleasant Grove Boulevard. The specific plan calls for 8,792 single- and multi-family units and, at build out, Roseville will grow by 22,332 residents with an increase of 3,726 jobs.
West Park High School is a gleaming new campus that is so large it looks like it could be a university.
The school graduated its first class in 2023. The school has approximately 1,500 students now but was built to accommodate as many 2,800 students. That would make it one of the largest high school enrollments in the Sacramento region.
“(West Park High School) was the game changer out there,” Jones said. “The soccer complex, when it’s finished, will be the same thing.”
According to redfin.com, the median sales price in Westpark is $553,000. That’s decrease over this time in 2023, but the median sales price per square foot has increased 24.7 percent over the same time.
Westpark is rated as very competitive, with most homes selling within 22 days on the market.
The lowest-priced, single-family home is listed at $512,000 for a three-bedroom, two-and-a-halfbathroom home in 1,210 square feet. The highestpriced listing is $939,000 for a six-bedroom, threebathroom home in 3,600 square feet.
The home was built in 2017 and recently had more than $100,000 invested in upgrades. The home is in the Aria at West Park neighborhood.
The master-planned community of Solaire is seeing incredible growth with Woodside Homes, D.R. Hortoin, Lennar Homes, Taylor Morrison, Tri Pointe Homes, Beazer and Pulte Homes feeding the demand just south of
Westpark. Pulte Homes was feeling so bullish on West Roseville that the Atlanta-based company returned to the Sacramento region for the first time in a decade.
Westpark Communities is the developer of Solaire.
At buildout, Solaire will have 2,247 single-family homes, more than 800 apartment units and 14 acres of commercial property, Westpark Communities reports.
