Monday night, city officials agreed to schedule a special
Planning Commission meeting for developer
Felgenhauer, who was not on the agenda, asked the city officials to schedule a special meeting to consider the final plat of Willow Run subdivision so he could have it presented to the City Council at the July 17 meeting. Felgenhauer told planners he had completed his work on the project except for seeing and had decided to use light poles from Carroll Electric. He had requested a variance at the last Planning Commission meeting. Planners agreed to the special meeting for which Felgenhauer will pay.
There was no old business to consider.
Planners approved a proposal by Jon Galbavi to move a house onto a lot on Greene Street.
Galbavi told planners he purchased a house from Carroll Electric that was set to be demolished and planned to move it to a lot he had purchased on Greene Street near the intersection with
Weston Street. He said he had already received a lot split. The house is 30 feet wide and Galbavi said the state will not issue a permit for anything wider than 28 feet so he plans to cut the house in two to move it.
Planner Jerry Burton asked about Pea Ridge police approval. Police Capt. Chris Olson said if the state issues permits, the only concern locally would be whether there are overhead lines that may be damaged.
In response to questions from planners, Galbavi said he plans to clean up the lots and eventually add another residence there for a rental.
“I’ve been looking for some investments and had rentals in the past,” he said. “Now that I’m retired… I’m starting to look at other things. Pea Ridge really sticks out to me that it needs some quality rentals.”
In other business, planners approved a variance request involving a 10foot rear setback for Chris Olson at 1225 Nemett Circle for installation of a pool.
