N.J. firm scoops up Circle Graphics HQ

A New Jersey real estate investment firm with ties to the Boulder County market recently bought the Longmont commercial space that’s home to large-format digital graphics firm Circle Graphics Inc. for almost $13.2 million.

According to Boulder County property records, Ivy CIC Property LLC, a holding company affiliated with Montvale, N.J., investment outfit Ivy Realty, took over the 195,086-squarefoot manufactur­ing and office property at 120 Ninth Ave. in the Longmont Business Park from the One Earth Future Foundation Inc., which has owned it since 2013.

The foundation is an organizati­on aimed at ending armed conflicts around the world. It was founded by Boulder-area real estate veteran Marcel Arsenault, founder and CEO of Real Capital Solutions.

Circle Graphics is the sole tenant of the 100%-leased space built in phases from 1947 to 1965.

Jones Lang Lasalle Inc. (NYSE: JLL) represente­d Real Capital Solutions in the sale and helped arrange $7.9 million in financing for Ivy.

“The Longmont Business Park of fering attracted a diverse buyer pool looking to invest in Boulder County, the industrial sector and long-term leased assets,” JLL managing director Larr y Thiel said in a statement. “There aren’t enough quality assets currently available for sale to quench the investor appetite for assets with similar attributes.”

Ivy Realty has been active in the local market in recent years, notably selling of f a Boulder of fice building leased to Apple Inc. (Nasdaq: AAPL) in 2019.

The company’s portfolio also includes several industrial spaces in Gunbarrel.
