County P&Z panel backs rezoning for site near pot facility
The Yuma County Planning and Zoning Commission recommended approval Monday of a rezoning and Comprehensive Plan change for a parcel next to the site of a recently approved medical marijuana growing facility.
Kactus Kush LLC plans to split off a 7.8-acre portion of the 63 acres it owns beginning at the southwest corner of Avenue 74E and County 17 1/2 Street North.
It is currently zoned Rural Area-40 acre lot minimum, and the owners are seeking a Rural Area-5 acre minimum designation, so the 7.8 acres can be developed, for residential or rural use.
The county received no comments in favor or against the plan, which would also require a change to the property’s Comprehensive Plan land use designation from Agriculture/ Rural Preservation to Agriculture/Development.
The commission OK’d the proposal 8-0. All planning and zoning cases go to the county Board of Supervisors for final approval.
Kactus Kush also owns the 5 acres just to the east of the property, which has a special use permit for the marijuana grow houses. This was approved by the Board of Supervisors in June.
Also recommended by the board Monday:
• Rezoning 40 acres at the northeast corner of Avenue 37 1/2 E and County 8th Street from Rural area-40 acre minimum to Suburban Site Built-10 acre minimum. The case was sent back to the commission by the Board of Supervisors after neighbors opposed the previously proposed zoning, which would have allowed manufactured homes to be built.
• Rezoning two parcels at 10551 N. Martinez Lake Road and 10567 N. Martinez Lake Road from Rural Area-20 acre minimum to Low Density Residential-12,000 square-foot minimum.
