City P&Z panel to consider plat for subdivision at 16th St.-44th Ave.
Commissioners to meet on Monday
The Yuma Planning and Zoning Commission will consider several plats and hold hearings for a variety of requests, including an appeal, at 4:30 p.m. Monday in the City Hall Council Chambers, 1 City Plaza.
Vega and Vega Engineering, on behalf of Proxima Centauri Development, is requesting approval of a preliminary plat for the Autumn Valley Subdivision. The developer wants to divide the property located at the southeast corner of 16th Street and 44th Avenue into 22 residential lots ranging in size from 6,000 square feet to 11,559 square feet.
Dahl, Robins and Associates, on behalf of the First Church of the Nazarene of Yuma, is asking for approval of the final plat for The Village Subdivision, which is located at the southeast corner of South 13th Avenue and West 19th Street. The applicant wants to divide the 2.41 acres into 12 residential lots, ranging in size from 6,247.5 square feet to 9,734.6 square feet.
Colvin Engineering, on behalf of Elliot Construction, wants approval of the final plat for The Araby North Subdivision located at the southeast corner of South Araby Road and East 32nd Street. The developer wants to divide the 4.87 acres into 15 residential lots, ranging in size from 10,678 square feet to 12,949 square feet.
Dahl, Robins and Associates, on behalf of Christopher
G. Merziotis, seeks approval of the preliminary plat for the Spirit Park Subdivision, which is located at the southeast corner of Avenue 3E and the 38th Street alignment. The applicant proposes dividing the 19.31 acres into 13 industrial lots, ranging in size from 40,432 square feet to 106,862 square feet.
The commission will hold several hearings, the first for a general plan amendment request by Core Engineering Group on behalf of the Susan Lee Battaile Trust, which wants to change the land use designation from medium density residential to commercial for 2.82 acres located at 7600 E. 32nd St. This is the first of two public hearings on this request.
The second hearing is for a rezoning request made by Dahl, Robins and Associates, on behalf of Yucca Land Company, for 19.3 acres at the southeast corner of Avenue 7 ½ E and 44th Street from agriculture to medium density residential and medium density single-family residential.
The panel will also hold an appeal hearing for a variance previously approved by the the city’s hearing officer on Sept. 26. The variance request was to allow the location of an accessory structure in line with the principal dwelling in a Low Density District for property located at 1441 W. 16th Place.
