The Yuma Council Planning and Zoning Commission will kick off the Tuesday meeting by electing a chairman and vice chairman for 2024.

The commission will then consider a request from Campesinos Sin Fronteras for a special use permit to establish a new office on 1.11 acres located at 10730 W. County 19th St. in Gadsden and zoned Low Density Residential-6,000 Square Feet Minimum.

The charitable organization intends to use the existing residence for the new office. Staff recommends approval of the request.

The second case is also for a special use permit to allow an accessory dwelling unit on 2.5 acres located at 2602 W. County 18th St. in Somerton and zoned Suburban Ranch-2 Acre Minimum.

The request is being made by James P. Radzik, Andrea E. Radzik and Roberta M. Duke. The staff recommends approval of this request.

The third case is for a proposed text amendment to the zoning ordinance to remove sanitary landfills from the list of special uses, add solid waste facility to the list of special uses and add solid waste facility and hazardous waste treatment, storage and disposal facilities requiring a permit under state law.

Staff will also propose initiating a minor amendment to the 2030 Comprehensive Plan to add Highway 95 to the Visual Corridors map. The 2030 Comprehensive Plan was adopted by the supervisors in March 2023. Upon its adoption, staff noted a discrepancy within the Circulation Element. Although Highway 95 was identified as a visual corridor, it was not visually represented on the Visual Corridors map.
