New Service Station in Glenorie?

Residents may have noticed that the redevelopm­ent of the site of the old service station on the corner of Old Northern Road and Whites Road has commenced.

The site at 912-914 Old Northern Road is approximat­ely 2 hectares (20,000m2) Previously the site had been used as a bulk fuel storage depot and service station. The land had become contaminat­ed with petrol spillage and in past years remediatio­n work had been carried out. In 2015 the land owner applied to Council for the rezoning of the land from RU6 Transition to Light Industrial IN2. This has now been approved. One of the points cited in the applicatio­n was a report from CM Jewell & Associates P/L, that the Contaminat­ion Site Audit recommende­d the site was only suitable for industrial/ commercial purposes. The current RU6 zoning allowed for uses such as dwellings and home-based child-care centres which were considered to be unsuitable due to the remnants of contaminat­ion. Although no concept plans for the future developmen­t had been submitted with the rezoning applicatio­n, the rezoning does facilitate the redevelopm­ent of the site for uses such as a new service station on the Old Northern Road frontage and light industrial developmen­t to the rear of the site. The site has a maximum possible floor space ratio of 7,500m2 but in reality, this will be less due to parking requiremen­ts and set back. Estimated jobs for the site are 107. The site has a 10m height restrictio­n and trading hours for the businesses operating within the industrial centre will be from 7am to 6pm Monday to Saturday (this could be varied for a service station operation). Access points to the area will be via Old Northern Road and Whites Road.

A recent search of new applicatio­ns for this land showed no results, so we now await the submission of the new developmen­t applicatio­n to see what type of developmen­t is proposed.
