Glenorie Shop Top Hous­ing Ap­proved

After weeks of de­lib­er­at­ing, the Land and En­vi­ron­ment Court have ap­proved the Glenorie Shop­ping Vil­lage Shop Top Hous­ing de­vel­op­ment submitted by Taz­col Pty Ltd. Hills Shire Council had pro­posed the de­vel­op­ment be re­fused on the grounds that:

1. The height is ex­ces­sive and in­con­sis­tent with the de­sired fu­ture char­ac­ter of Glenorie,

2. The built form and scale is ex­ces­sive,

3. The set­backs are in­ad­e­quate,

4. The pro­posed load­ing dock is poorly lo­cated and de­signed,

5. In­ad­e­quate in­for­ma­tion had been pro­vided to as­sess the im­pact on trees and stormwa­ter dis­posal,

6. Un­ac­cept­able acous­tic im­pacts, and

7. In­ad­e­quate park­ing pro­vided dur­ing con­struc­tion.

Res­i­dents had also raised ob­jec­tions in re­la­tion to some of the above, but also bush­fire threat, in­ad­e­quate sew­er­age in­fra­struc­ture and in­creased traf­fic flow.

How­ever, the Com­mis­sioner of the Court's 17 page re­sponse, shows the de­tailed in­ves­ti­ga­tions un­der­taken, and the rea­sons why they con­sid­ered it ap­pro­pri­ate to ap­prove the de­vel­op­ment un­der cur­rent plan­ning laws.
