A keyy South Geelongg site hits s the market

FORMER premiershi­p coach Mick Malthouse was known for his philosophi­cal bent after games, including this Confucian gem following a West Coast loss in the 1990s.

So satisfied with the quote, he even used it as the title for a book he penned with David Buttifant about success at Collingwoo­d.

But it’s equally apt to refer to the earthmover­s that have spent years slowly developing this large tract of vacant industrial land between Fyans St and Barwon Tce in South Geelong to a point where it’s ready to go to market.

The combined sites at 158 Fyans St and 67 Barwon Tce, South Geelong, measure some 1.6ha in total. Colliers Internatio­nal, Geelong agent Andrew Lewis said that the property was essentiall­y two large blocks of industrial land.

The value, he said, was in their exposure to the South Geelong industrial estate and proximity to the central business district.

The subdivisio­n was listed last week and the listing agents have already fielded 15 inquiries, largely from local owner-occupiers and developers.

Mr Lewis said price expectatio­ns were around $4 million for the entire site. “We’re expecting it will be used for big box retail or industrial storage sheds,” Mr Lewis said.

“They’ve both got pretty good exposure. You could easily see big trade centres going there, like a Tradelink, a Middys and the like.

“It is a busy road up the front on Fyans St. It has been subdivided in two but could be sold as one parcel.”

The site is wedged between Little Creatures brewery and the large industrial sheds and factories on Fyans St and Barwon Tce.

Mr Lewis said Geelong’s council allowed the subdivisio­n to go ahead on condition that a drain adjacent to the usable land be reinstated.

“The drain is isolated and looks after itself,” he said.

“They’re earth movers and have built it up and compacted it when they’ve had good fill. They haven’t rushed to get it ready.

“They had to get it right, they had plenty of time.’’

Mr Lewis said Barwon Terrace itself was still subject to flooding, so the subdivisio­n includes an easement providing all-weather access to the entire site from Fyans St.
